When it comes to handling the needs of local landlords, we know what it takes to get the job done right. Choose a property manager who will protect your interests. Eric has lived in the Northeast Florida area for more than 25 years. Eric is a Veteran of the US Navy and has worked as an Electrician, a Senior Mortgage Servicing Representative, and as a Business Data Analyst.
We'll contact your landlord client and walk them through the management options available. Some property managers require their referring agents to stop working with clients after making a referral. We never ask you to do that; let us handle property management for your customer & we'll send them back to you for future sales.
Blocked toilets are usually caused by something blocking the system, and will need to be unclogged. Flush the system once, and use a plunger to gradually pump the blockage through the system. Avoid flushing the toilet too much while it is blocked, as this will cause an overflow.

In the case of multiple, competing applications we receive for a single property, all completed applications will be reviewed and screened.
Yes, current tenants can pay online using a checking account via the resident portal here. Yes, there is a mail slot in the exterior door. Rent payments or any other correspondence should be placed in your envelope before leaving it at the office after-hours. First, email your Property Manager of your request for a pet.

Eric Boyd with Red Rooster Property Mgt. has been managing a condo I had as rental property for nine years. In all those years he gave me excellent and professional service, keeping it rented and well maintained. Eric managed my property for several years while I was relocated around the country as a member of the military. I recently worked with Step One Realty to get my condo sold. The agents, Eric and Lori, were both great to work with! While Eric helped with my closing, I primarily worked with Lori during the listing and selling process. Lori is an exceptional realtor. She was able to sell my condo quickly and she was actually able to save me some money by finding a mistake in the closing disclosure and getting it promptly corrected. Eric Boyd is BY FAR the best property manager I've ever worked with. He responds to calls/texts/emails quickly (even after business hours). If I have a problem, he addresses it in a timely manner. If he cannot approve certain improvements, he does his best to offer suitable alternatives. This has been the easiest and most enjoyable renting experience in my 10 years of renting! Thank you Eric!
