Services
Our company will provide the required structural engineering plans and calculations for the residential structure. We will also address all structural engineering plan check corrections which may be required by the building department. Our design approach for residential buildings is based on efficiency.
As defined by the Los Angeles Department of Regional Planning. An Accessory Dwelling Unit, also known as a granny or in-law unit, is a living unit that may be up to 1200 sq.

Unfortunately, we don't offer architectural services. At FJ Engineering we only specialize in the structural components of a project. Francisco and his team are the best engineers I've had the pleasure of working with. I am a contractor who specializes in luxury construction, and need somebody who can keep up. So... submitted my idea/plan and he wouldn't accept my job. Maybe too *small? Not sure. He said he was over his head with jobs and at the same time I asked if I could wait in line for his business he still wouldn't take the job. Stated retaining walls could be complex. Good to know. Francisco and team where very helpful even before we signed an agreement, he spent a lot of time and shared a lot of information. Once we hired him to come out and check the damage then draw plans, to replace a damaged support beam, his team was prompt and friendly and he was very helpful guiding us through the repairs.

I reached out to FJ looking for an architect but they only do engineering work so I asked if they had any referrals or preferred architects they like to partner with and the Office Administrator, Vivian, was so kind to offer referrals.
She said she would email me a referral directly and she actually did! It is so rare to find people who follow up timely on such a small task too. I really appreciated her time and effort as I was struggling to find architects or even a reliable contact for architectural work.

I recently opened up a new storefront and needed some calculations done for city permit approval. My project was very small, but required by the city, and no engineers I contacted could be bothered to help me until I came across FJ Engineering. I had a project that I needed help with and I contacted FJ Engineering to get advise on. Vivian was very attentive and swiftly communicated the details of the project to Francisco, the owner and principal engineer. This review is long overdue, because this is the second time I have had a great experience with FJ Engineering for a home remodeling. In both homes structural changes were made (open kitchen, raising low ceiling beams, structural repairs, etc). Francisco and his team are amazing. I'm a developer and have worked with FJ for about 6 years. I don't let most of my subs communicate with my clients. Francisco is one of the few subs I do. He is very detailed and speaks the language clients understand. He is very patient and knowledgeable. Francisco and his team are always sync and probably work in parity. FJ has been a life saver for our home improvement project. I was basically in a really bad position regarding work that had already begun and needed to get structural plans drawn up. We turned to FJ Engineering for help after our architect told us that our previous structural engineer had a tendency of over-engineering and might cost us more than what it should have, as it was too much engineering, so a higher cost of construction. (The architect worked with other engineer in another project)

We contacted FJ Engineering for some corrections in calculations that the planners needed us to submit for a patio enclosure project. The work was done not only quickly but very professionally. I communicate best through email, and they were able to accommodate that with very clear updates on what they were doing and when the work would be done. With that said, the customer service from Francisco is lacking. Similar to what Albert W. wrote, I believe Francisco is unprofessional. While he did complete the work for me, on more than one occasion, he has told me that he is doing me a favor by doing the engineering work.

I contacted Francisco Garcia who was recommended to me via a friend. I was looking to get my plans stamped (I hired someone else to draft them). Anyhow it's my first time going through this process and I don't think we communicated very well on both ends. In the end, I think he saw me as a risk and respectfully declined to work with me. That's fair. My rating was related to the lack of communication and professionalism on both sides.
