There is poor communication and unfair practices between the Property Management employees and potential rental candidates. There shouldn't be any decisions made about renting a place out until all potential candidates have had their opportunity to look at a place and submit an application. We were on the schedule to look at a place and notified the day before that it had been rented so, in all fairness, no decision should have been made until after that point..if we were the last appointment. How is one supposed to feel good about finding a place if management isnt handling the matters in

So unprofessional RUDE!!!!!! and bottom line do not care about tenants . If I could leave a negative star review I would had our dryer go out and we had to wait weeks for someone to come out. On the phone the just down right don't care what you have to say. We also had a mold problem and they just down right did not care...

All they say when questions were asked, "please wait until we call/contact back".
Seriously?
An application was submitted for one of their properties, and took me more than 3-4 weeks to hear back from them about what's going on with the process.
They have taken all the application fees and not even coordinate with the customers. Shame on you all.

I was treated well by one person who picked up the phone which is what the one star is for. The other individual I spoke to was rude and extremely unhelpful and unresponsive. It's almost like these people did not want to rent any properties at all. It took ten days for them to tell me that I was not approved based on my income. Which would have been an extremely easy thing to look at on paper and tell me I did not qualify. I waited on this property (my first choice) so my back up options moved on to other tenants, leaving me with nowhere to live. Response times were unbelievably slow via both

I've rented from this company for years. They used to have a guy working there who was rude and lacked all customer service skills. He was unprofessional.
They have new management now and everyone seems so nice. I really appreciate the upgrade to their service. My maintenance requests are addressed quickly and the vendors have all been great. Seems like rents everywhere are going up, so hope I don't have to move any time soon.

Tom Waite is so rude! Zero class and rude beyond measure. He assaulted me with pure evil in front of my girlfriend. I was late and owed money but he was so rude it caused a fight between myself and my girlfriend. And today I found out he added $200 to my rent because I was late on a payment arrangement. I didn't see the Shenanigans he had added in the event a late payment was made. So to my surprise he has been singing me $200 and an additional $275 I am so outraged at the shady foul nature of that crotchety man. They are not tenant favorable in any way, shape or form. They sneak surprising language into the lease between years. They do not respond to real issues (e.g. mold). They are extremely rude during the annual inspection. To add insult to injury they are billing me for charges (after move out) above my $1700 security deposit that were damages made from previous tenants and damages caused due to it being a dilapidated, 100 year old property! I would gladly pay for damages I caused but this is

Instead of repeating the same that you can read in all other reviews here (they are simply dishonest, lying and extremely rude people) I'll go into just a few specific examples:
- Our lease and the ad said our unit would come with 2 marked parking spaces. Turned out it came only with one. The reason: They rented out more spaces than there actually are - and the complex has only 4 units so it shouldn't be that hard to get the numbers straight. But hey, mistakes happen - a quick call and they'll find some way to fix

This company is awful. Stayed in one of their properties for 4.5 years and they still managed to make some money from our deposit. Due to size of house and our desire to get our deposit back, we spent 10+ hours making sure everything was perfect. They then said we patched with wrong paint, which by the way their handyman gave us. Low rent firm. Low rent staff. Btw if anyone is interested in renting the property by the 711, think again. Go spend some time there first. Getto.

Let me start with saying if I could give this place negative stars I would. The old hag with white hair at the front desk is the rudest woman. I went in to check out the keys to a place and there were obviously others doing the same. The guy in line before me was so far up Tom's (the employees) a** that there was no point in applying. What is the point in letting others check out a place if you give certain customers your cell phone number and let them sniff up your butt apparently. They wanted $30 per app to tell us no. We confronted the hag upfront and let her know how rude she was and

First, I would like to start off by saying if I was able to give zero stars I would do so. They have no properties available within a reasonable price range and the front office lady Connie has the worst customer service I've incurred in a very long time. I mentioned that a local realtor had recommened me (because I know as a local business owner referrals are important), but she dismissed the referral and said she had no idea of whom I was speaking of not seemed to care. Lady it's time to retire, you're doing a disservice to your company! I literally would recommend any other property

If I could give AMPM negative infinity stars I would. These people are the rudest, nastiest human beings I have ever come across. I had two necklaces stolen out of our apartment ironically on the day the "maintenance man" and his son came to change the smoke detectors. I called AMPM to let them know and they said they have never had trouble with the maintenance man and there was nothing they could do. Only after did I find out from a neighbor that the maintenance man is MARRIED to Lisa!! So of course you're not going to do anything with your own husband and son! About thirty days

If you looking for stingy people who try to get every penny from you then they should be the right one to go to! Otherwise look for somewhere else!
They don't even respect other agents time and effort in their own industry and not willing to pay them their correct commission! What make you think they will care for clients!!

They managed our condo and were terrible. Did not know what they were doing and were very disrespectful to my tenant. DO NOT RENT FROM THEM OR LET THEM MANAGE YOUR PROPERTY!
We were suckered in because our real estate agent recommended them. His bad recommendation has diminished our opinion of him also.
We moved to Monticello Property Management and we are very happy with the service and the professionalism!

The staff at AM/PM Property Management are a blessing. They were always quick to send out a repair person when I called with any issue. Recently, my roommate and I needed to move and they worked with us in getting the place rented so we didn't have to endure the huge penalties. I felt this was a unique quality I wish more landlords and property managers possessed. I would highly recommend renting a place from this company if you are looking in the Huntington Beach area.

I have started a lease with the management on January 1st and stayed at property 4 month, had my fixes all taken care of within reasonable time frame.. they are reachable at all times. They were professional when handling my security deposit. ( they do charge for carpet cleaning no matter what except you hire a professional to do it ) . Overall, it was a good experience especially compared to my previous landlords.
just to highlight: I am very thorough when I move-in and move-out. I do take photos as I move in and move out, and I do notify the landlord about the problems as I move with a report
