The Preserve spans roughly 13 miles of the Warm Springs Valley, encompassing the historic villages of both Warm and Hot Springs, VA. Established in 2005, by Warm Springs Investment Company, under the prominent development management of Celebration Associates, The Preserve represents nearly 12,000 acres, yet only 2,000 of which is master-planned for residential development.
The remaining landscape and corresponding viewshed has been conserved in perpetuity by way of easements with The Nature Conservancy and Virginia Outdoor Foundation.

Originally offered in 2005, our Old Dairy neighborhood represented our first real estate offering in Warm Springs. With only a third of the density as our Hot Springs neighborhoods, Old Dairy provides larger acreage homesites and expansive views over a pastoral, agrarian landscape. Owners here share an entrance with the Old Dairy Community Center, and therefore can take full advantage of the multitude of private amenities it provides.
Warm Springs Farm provides a peaceful, farm-like experience on each homesite. Lush, relaxed rolling meadows surrounded by stunning ridges that offer unobstructed views of the entire valley and miles beyond. The thermal steam from the natural hot springs of the Jefferson Pools serves as a blanket over the valley each morning and you may even hear the ringing of a clock tower echoing in the distance.
