Different loan programs require varying amounts of documentation. The loan program you select may require more or less documentation. Conventional Loans are mortgage loans that are not insured by the government (like FHA, VA, USDA Loans), but they typically meet the lending guidelines that have been set by Fannie Mae or Freddie Mac. Typically, conventional loans have better rates, terms and/or lower fees than other types of loans.

It had been a few years since I refinanced one of my rental properties. All I remember is what a pain it was. I brought my existing loans into to Wade for him to review. Not expecting much, I was extremely impressed with Wade's feedback. He indicated not all of my properties were refi-worthy except for one of them. I had less than 30 days to finance a new home, mid December to mid January with 2 holidays involved. I was stressed and worried to say the least. Wade Willers discussed my personal credit history with a 3rd party individual. I did not authorize Mr. Willers to disclose this information to anyone other than myself. As I see it, he violated a number of laws including the Federal Privacy Act of 1974 as well Oregon State Fair Housing laws.
