This will be the third appraisal we have had completed on our property. Jeff leverages a unique bracketing approach (not observed in prior two appraisals and substantially different from his peer group), that valued our below grade finishes at $10 a square foot. The industry average valuation in the area is $20-$30 per square foot.

Because of favorable interest rates, I have refinance my house twice in the last two years. Shannon Appraisal Services appraised my house both times. The first time in 2019 and now again in 2021. The 2019 appraisal was $15,000 higher than the 2020 appraisal even though I put on a new roof in 2020. Based on the Cedar Rapids Real Estate Market Overview the 1-Year Appreciation Rate is 2.1% so you would think that the home would appraisal for more than the 2019 appraisal not $15,000 less. I challenged the appraisal through the mortgage lender, and I did not receive any formal response to my challenge

Appraiser?, arrived at our Home, did not come to the House Door, walked around our property and entered, an outlying building, that is heated, air conditioned, and alarmed. Then came to the house door, did not introduce himself or present a business card. Started rapidly taking pictures. I kindly stated that I would like to take him to our three Outlying buildings, he said that was not necessary, he had already been to the building.. I mentioned that he should of waited for me. The appraiser, said he had, had enough and stormed out of our house.
I hope he was an appraiser and not a thief.
