So after my divorce I had a potbelly pig as a pet and when moving in paid 400.00 pet deposit fee to have her. Now 9 mo's later they say I'm in breach of contract and she's caused damages yet they won't tell me what needs to be fixed or what damages she's caused. This is a scumbag landlord who caters to people who are desperate for immediate housing. Very disgusting

I wouldn’t recommend using this company for anything. I would have given zero stars if I could. My property manager is Damon. He is rude, doesn’t care about you in any capacity. He charges $200.00 to change a small item on your lease when renewing and when asked to waive the fee, he said we could move on with the move out notice if it was a problem. I was asking him to be a human being and his attitude was uncalled for. If I had my landlords information, I would be sure to contact him to let him know how unprofessional this guy is.

Damon Williams ( owner of Arrow Property Management) is certainly not a people person. Instead of treating his tenants with respect and kindness he treats them like they are below him. ( I have an email exchange between him and I in reguards to my dad dying, it’s appalling) He could care less if you stay in the rental or not. A few things to look at on any lease you Sign. Most rental agencies do not punish you for ALWAYS paying your rent on time. After our lease was up, he decided he would charge us 100 extra a month because we didn’t want to re sign. My husband and I have two rental properties in Phoenix which have been managed by Damon since 2012. As a landlord who lives in Canada, I can't express adequately enough the peace of mind we have with Damon at the helm to manage our rentals, especially with HOA management companies that seem to need to prove their worth by sending out regular petty violation notices which have to be dealt with promptly. Horribly rude staff. I moved into a house that was a mess. Not move in ready at all. Overgrown weeds in the yard, no appliance worked and cockroaches inside!!!! When I voiced my concerns to the property manager he replied with the most rude response I have ever received from a “property manager” Damon in my life and ended it with if I don’t like it I can get out. I said fine give me my money back and I’ll leave. Worst rental company!!! We lived in one for a little over a year. The walls leaked everytime you flushed the toilet. We sent out Several service report to get it fixed. It never got fixed. We haven’t gotten a letter of the inspection report that was supposedly done even after we gave Damon our new address. We will have to go to court for our deposit, which to any future renters good luck on getting it back this company just makes up excuses to keep it. We was supposed to be reimbursed if they rented it before the new month started and we haven’t gotten that either. It’s worth going somewhere

I have been both a tenant and a landlord in Arizona for many years. I have never encountered the type of treatment I received from Damon at Arrow Properties. If there were an option for a negative star, I would use it.
The first thing I noticed is that they "fee" you to death. (i.e. a non-refundable $210 cleaning fee to move in? Who's cleaning was I paying for? They still charged me $150 general cleaning from my deposit even though I spent a week cleaning the home and it was cleaner than when I took possession.)

Terrible! Stay away from this company! When we 1st moved in, we took pictures and documented everything. He had a move out inspection conducted without informing us. We tried 3 times to schedule this with him and instead of communicating with us he simply ignored us. Well we did everything he requested on his move out sheet and he still kept $1000 of my deposit. We left the house in better condition then when we moved in. We even fixed things like light switches and drywall that was damaged before we moved in. During our lease he refused to have our A/C repaired for over 2 weeks. Damon is a joke

Go somewhere else. Do not do business with this company. Customer service is a foreign concept with this organization and they will only do the bare minimum required by ARLTA, which they love to hide behind. Do not ask for the slightest thing above and beyond what they're obligated to provide because you won't get it. We asked for an extra day at the end of the lease to have the carpets professionally cleaned because the people we originally hired flaked on us. I rarely take the time to write positive review, but felt Arrow Property Management was deserving of one. When I had to move from Arizona to California during the low of the housing bust I had a couple choices: Short-sell my home and deal with the financial consequences, or rent the home out. I’d never done either, but researched a number Property Management companies, interviewed two, and decided to rent the property with Arrow as my Property Manager.
