The most common type of loan option, the traditional fixed-rate mortgage includes monthly principal and interest payments which never change during the loan's lifetime. Adjustable-rate mortgages include interest payments that shift during the loan's term, depending on current market conditions. Typically, these loans carry a fixed-interest rate for a set period of time before adjusting.
The first step in obtaining a loan is to determine how much money you can borrow. In case of buying a home, you should determine how much home you can afford even before you begin looking. By answering a few simple questions, we will calculate your buying power, based on standard lender guidelines.
It's generally a good time to refinance when mortgage rates are 2% lower than the current rate on your loan. It may be a viable option even if the interest rate difference is only 1% or less. Any reduction can trim your monthly mortgage payments. Example: Your payment, excluding taxes and insurance, would be about $770 on a $100,000 loan at 8.5%; if the rate were lowered to 7.5%, your payment would then be $700, now you're saving $70 per month.

2020 has been a challenging year in just about every facet, so JT (James Taylor) was a more than needed and welcomed breath of fresh air. I was in the market like many folks to refinance my mortgage. As a first time home owner still in their first home I was not sure what to expect which was a bit nerve wrecking. Enter JT and Empire Mortgage. Like most folks, my wife and I were looking to lower our monthly expenses. One big step toward that goal was to look at our mortgages. The interest rate on our second mortgage was about twice of what the current rates were so we decided it was time to consolidate our first and second mortgage. We are first time home buyers and Chris was recommended to us by our realtor. Working with Chris was a breeze. We liked the online system for submitting the application, and we noticed that this application was easier than the other application we completed for a different company.

I am a local Realtor and just closed on a transaction for my clients who were first time home buyers. They used Chris for their financing and it couldn't have gone any smoother. Was not at all impressed with the level of customer is service. Was referred by a realtor to determine the feasibility of qualifying for an additional mortgage. However, instead of answering my questions, was required to complete an online application which took about eight hours to complete, including downloading and scanning financial documents. Did not receive any reply for several weeks. After contacting them again, was asked for additional information which I declined to provide. Turns out they really didn't need more documentation and could have answered my question(s) during the initial

I have purchased several homes in the valley and I can say without a doubt that my experience with Chris was by far the best experience . Typically you go back and fourth during the approval and it's just a horrible experience. Not with Chris, he got all the information up front and everything was very timely with little to no stress. Chris is a man of his word and explains everything is great detail and was always just a phone call away. I would absolutely recommend his services to anyone even considering purchasing a home .

We were very happy with Chris and his team's help with our family buying our first home with my husband's VA loan...Chris went above and beyond as he was with us every step of the way.
