James Stepken has been a fabulous property manager for us for well over a decade. He understands tenant selection process, and he communicates well with tenants-so we don't have to. He has access to valuable handymen and contractors, has maintenance done right away. Hiring his company made our lives so so much easier after managing our property ourselves for years.

The receptionist was so rude refused to let me talk to her supervisor I told her I would be coming to make a complaint to her supervisor and she laughed at me This company is very racist and the service doesn't even deserve a 1star I will be reporting to her to talk to someone & treat them wrong because the color of there skin is wrong and at this point I wouldn't rent none of there properties

I decided to go to this place to find a new home for me & my little family even though I heard negative things about the place( not renting to Black people). When we first spoke to Heather she was very nice to us had us come get the key we looked at the place and like it. So she said "we will make a decision by Monday and I will call you on Monday if not call me by Tuesday" which of course I had to call her but she was not in the office so i called Wednesday and she said "oh sorry I'm waiting on all of your boyfriends verifications to go through". Which was weird because

This place is the absolute worst place to go to when looking for a place to live. They wasted a lot of my time. I mean they give you some kind of hope in thinking that because they keep your application on file for 30 days you'll end up getting in to something that the have available. NOPE.. They very rude and I got bad customer service. When I walked in the office there's three ladies sitting at the desk. One of the ladies was on the phone, while the other two were talking to one another. I stood there for like a minute or so before they lady that was on the phone got off the phone and

I had the worst experience with the employee name heather she was so rude from the get go mislead me on thinking that I had an opportunity to get the place I was applying for I went to view the property and spoke to her that same day then she told me that she had to run my credit (which she told me she already did) and to call her back on Wednesday if I did not hear from her I call Wednesday I asked about the property she tells me it's been rented and hung up on me

I have ZERO complaints about the application process. Heather was extremely helpful and attentive to the whole process of obtaining the property. I am grateful for her help, I got on Yelp to rave about the service I received and read past comments. Do not believe them, if you are organized and fulfill the requirements there should not be any problems. Thank You, Heather!!

I rented my first apartment and first rental home in Stockton from Rick and Suzie Stepken between 2010 and 2014 prior to buying a home in 2015. They were always immediately responsive to problems, repair needs in accord with terms of the lease, and complaints during the entire time I rented their properties. They were always friendly and helpful and took time to chat whenever I'd stop by in person with the rent. Never had any negative experiences with them or their management during the entire time. You have to submit an application before viewing the place, however they give you the option to not submit social and bank accounts until later down the process.. the staff was actually good about calling us and updating us one the process. But we waited weeks to finally view the property because they were "fixing it". When I was finally able to view the place it was a disappointment. The floor was stained. There were roaches as soon as you opened the door & the kitchen cabinets.. the bathroom tub was disgusting. I don't know what they were fixing exactly. Unlike the other comments

Well after reading the reviews others had posted I( still decided to give these folks a try. Now I completed the on line application for my mother who after 40 yrs at the same residence has to move due to the death of our father. My mother who is retired has a retirement and ssi income that's above the required income set by this property management group of 3x the rental cost and has a credit score above 700 was told that she was turned down and when asked why heather who was rude to say the nicest comment I can type here said she had no reasons as to why and hung up. First of all, if I could give 0 stars I would. They do not care about their tenants. You can't bother complaining to them because they won't do anything to fix the problem. The landlords from the house on W Mendocino claim they use the garage for storage when there is a room with carpet, mattresses, and out of the door you can spot kitchen counters. They think they can live in your garage behind your back and use up your PG&E without helping pay. You can find them coming in the middle of the day and leaving the next morning. While renting, we realized they also like to plan on selling

Very unprofessional employees and office setting. While attempting to speak to employee (who in all honesty is probably overworked) she kept taking calls and answering questions to people calling in - sometimes mid sentence. Very rude attitude and not at all a company that values prospective clients so I can only imagine how they treat people once you've actually got into a home. I did not even trust leaving my private info with the staff there. And who doesn't let you see a property before having you fill submit an application!? STAY AWAY.

I've been to 4 PM companies today and this one is by far the worst! Shabby office with greasy haired staff. I didnt have my hubbys dl or ss card, just mine, then I purposely left my bank act # off and they wouldn't give the application to the owner for concideration without it. Hubby grosses 7x the amount of rent...That was just to look at a property! Absolutely rediculous!

Don't go with this people!
I emailed them my application over a month ago they kept telling me that the property wasn't ready!
If you put on the ad "UNIT READY TO MOVE IN" expect people to e-mail you and expect an answer in less than 2 weeks.
Last week I called and I asked what's going on with my application the lady said your missing some pay stubs, I went ahead and sent them right away...
Yesterday I emailed them again and their reply was "The owner rejected your application" that's all NO reason why!
I was trying to rent a 3 bedroom duplex for 2 Adults
