Rented a home in Lodi for 18 months. Never late on a payment and took great care of the home. On the day we did the walk through to move out the person doing the walk through (Carolyn Morris) picked the place apart. We should have done this upon moving in. Not to mention the heater went out and we were without heat for ten days during the month of Feb. when I asked I was told it wasn’t the owners responsibility to provide the tenant heat. What?
Would not recommend anyone to ever use this company. If they are representing the property stay clear!

Honestly, if you're looking for a place to rent, or if you're a property owner looking for property management services.. look elsewhere. Listen to the reviews. It never ends well with this company.
Without listing the laundry list of complaints.
Just know that they're not honest. Especially the person that got fired from a different company because of being scandalous with renters deposit money.

Giving this company even one star is too much. I have not rented from them, but I have attempted to. I do not recommend even attempting to rent from them. They are extremely rude and interrupt constantly when I am simply asking if a unit is available and they can't seem to listen to anything so that I am able find out more information about their properties. And if you are coming from out of the area, good luck; the rental process is ridiculous for anyone coming from out of the area.

Beacon Property Management is one of few companies that has a person that answers their phone instead of a robot with directories. They are professional and responsive. They have an app to pay rent and to submit work orders (if something in our home needs attention) that is user friendly. The lease or month to month agreements are explained in a way that anyone can understand them. Questions are encouraged throughout the explanation of the lease or month to month agreements. Thank you for taking care excellent care of my wife and I.

Laura and Carolyn we’re both so helpful throughout the entire process from the tour of the rental, to applying and finally moving in, they were very professional and kind. The quality of the rental is next to none, one of the nicest rentals we’ve seen with such a great property management.

This company is crooked. As a tenant you will never get any of your deposit back no matter how perfect you leave the property. She will find ANYTHING and will excessively charge you so that your deposit is gone completely and you will likely owe them up and above your deposit. They definitely take advantage of their tenants. Very sad to see. They found dust on top of a ceiling fan and charged $200 after the place had already been professionally cleaned. Carolyn is rude and forceful to tenants. I can see why she was fired from the other company she worked for.

I was really impressed with Carolyn and her knowledge of the nice property she gave me a tour of. She went over the new owners policies and answered all my questions. The receptionist was also awesome and she assisted me greatly with filling out the application and making sure everything was in order. I decided on not getting the studio because there wasn't as you say being on the same page. They were only supposed to do a credit check to see if I qualified cause making 3 times the rent wasn't going to be a problem. Instead of notifying me first of passing everything they spoke with the property

I'm not currently renting with them, but I have tried. I kept getting denied in the more decent areas and I was a strong applicant. Then they stated that they have 2 apartments they will approve me for in which one was more than the apartment I applied for in the decent area. I as wondering why I couldn't get approved for one, but yet I could for a much more expensive apartment. When I checked out the apartments they were practically in a ghetto area. I have 2 kids and it just wasn't the place for us. I felt like I was discriminated against maybe my age, kids, or income. Either way it's not right

Carolyn and her team are professional in all manners of business regarding property rental. We have been with them for over a year and compared to the previous company we are extremely happy with their service. During our time with them they have provided service to the roof of the house and the back shower.
