Bob is a registered professional engineer in North Carolina, South Carolina and Virginia. He received his B.S. degree in Engineering from Duke University. He has more than 25 years of combined experiences in Property Condition Assessments, environmental engineering, Reserve Studies, structural evaluations & design, site drainage, conceptual studies and construction monitoring.
An evaluation of the condition of components prior to the HOA accepting ownership from the developer. Transition studies include descriptions of any defects or deficiencies in the construction and will provide budgetary estimates for correcting the issues discovered.
For significant repair projects (paving, roofing, etc.) we can provide any or all of the following services: develop a written scope of work and project specifications, solicit bids from contractors on behalf of the association, evaluate and compare bids, review bids with the Board of Directors, monitor project progress and quality of work, review any requested change orders, develop punch list, verify project completion.

Giles Flythe Engineers, Inc. was founded in 2003 with a focus on building and site improvement evaluations. We specialize in helping property owners/prospective buyers with pre-purchase due diligence inspections, environmental assessments, problem solving, repair/maintenance planning and cost estimating.

Appointment was on time, and not hurried. Report was through and useful to the company that made the recommended repairs. Mr. Luttman explained items, gave options, and made recommendations for several companies that they trusted to make the repairs. Would definitely use them again if necessary,.
