I moved out the beginning of May 2021 from a building in NOPA and over 2 months later have still not received my security deposit. My dozens of phone calls and emails to Jon Knott and Craig Waddle have gone unanswered. Based on their utter failure to even respond I am guessing they no longer have the money and used it for other expenses.

My partner and I had an absolutely TERRIBLE experience interacting with Vanguard as prospective tenants for their building in the Dogpatch.
Our agent, Marika, was extremely difficult to get a hold of throughout the entire process, flaky, and cagey with information - you could never quite get the truth out of her, and she went back on several promises made during the touring process.
Additionally, she'd typically take 3-5 days to respond to emails, sometimes only responding with one word, and quite literally NEVER answered a single text message I sent her. She also refused to give out her

Lived there for 1 year, kory was nice initially... . the maintenance was slow, very slow to respond. Even though it was a new building material used was cheap and falling apart. Walking the dog was hassle, there wr needles every where as soon as you step out of the building, homeless people right outside the building. A homeless lady was stealing amazon boxes left outside the door.
When it came time to move out. Kory and Craig wouldn’t respond. My move out walk was not done. When it came time to pay back the deposit kory and Craig did not respond. I got 40% of deposit back after 2.5 months.

I personally had the most difficult time getting back my security deposit after moving out of this place. I eventually had to go to the court, go through the whole process, and get a judgment to get my money back. Check out San Francisco Superior Court website, go to their online services, and query Vanguard Property Management in Case queries to look at the public records and make your own judgments.

Unethical listing agent behavior. Vanguard is the realtor for 478 Anderson St in Bernal Heights. The house is listed for 1.995 but knowing full well that the seller purchased the house in 2018 for 2.2m and the remodeled it to sell. Neither the seller nor the agent have any intent to consider any offer that would be below their purchase price a year ago and the listing agent acknowledged it was priced below 2m to attract interest.
This is knowing false advertising given the listing price is entirely implausible.

Great building with amazing attention to detail. All premium finishes from Bosch & Liebherr Appliances, white washed oak flooring, Grohe & Duravait fixtures. Parcel Pending package management lockers in mail room and a Klaus Parking System in the garage. Fabulous rooftop with cooking area, full prep sink, large dinning area and fire put. The attention to detail and quality of construction is excellent which makes living here a great experience.

If you go to Van Guard property Please do not get Paul Garvey, he will smile in your face act like he is your friend sell your perperty without telling you anything, I signed a contract he told me i had 3 days to decide, within 6 hours I told him NO he had already sent my contract to ESCROW, now my property is sold and I didn't want it sold, thhow can you sale within 6 hours without even telling the seller. He lied to me..
