Set in the insular neighborhood of San Francisco's West Portal district, we designed the new Warren Orthodontics Building. After a major fire destroyed the Warren's original office building, our task was to rebuild as quickly as possible. The new building is home to the Warren's orthodontics offices on the second floor and a neighborhood wine bar/restaurant on the ground floor.
This urban infill 24 unit mixed use project is located in one of Oakland's fastest growing neighborhoods, the Uptown District. In this dynamic mixed use urban neighborhood, we converted an asphalt parking lot into 24 one bedroom homes and a live-work space. The two story concrete first floor allows for the vertical car parking lifts, a grand lobby, and a large sunlit live-work space facing the street.
Carefully preserving a brick faade in the Van Ness Avenue Historic Auto Row District, this seven story building is set back to not overwhelm the historic faade and steps up to the sky providing 22 units. Private decks will be provided for most units as well as a large landscaped roof deck.
The front faade was designed to complement the historic faade and include traditional punched windows, painted horizontal siding, and large horizontal porcelain tiles installed in a running bond pattern to mimic the brick below. The project has parking on the ground floor and 22 one and two bedroom units on the 6 floors above.

A South of Market landmark, Brainwash is the first Caf/Laundromat in the City and certainly the most successful. A funky and creative blending of raw materials, art, glass and functions give Brainwash its unique identity and offers patrons one of the finest washing & noshing experiences to be found anywhere.
Located on a busy thoroughfare in San Francisco's Noe Valley neighborhood, this urban infill project provides two modern townhouses. The two units are mirrored horizontally, the lower unit with a master bedroom to open to a rear garden with a view and the top unit with a roof deck to create a priceless sunny view of San Francisco.
