Nebraska State law states that anyone 18 years old and older can sign into a legal agreement. We do charge an application administration fee. It is $50 for the first adult and $50 for each additional adult. Application administration fees apply for co-signers as well. The application administration fee for a co-signer is $20/per co-signer.
We offer residential management and commercial management services for your investment property in Lincoln, Nebraska. We handle the day-to-day operation of your investment property. This includes leasing, rent collection, tenant interaction, maintenance requests, accounting and all other business operations.

I wish that I could leave a more negative response to this failure of an "Realty company". My family and I just left this month on the 1st. We were sent out a 30 days notice for no reason why last month. And now refuses to return our deposit from an previous company that we didn't know sold the building. Also,charging us for 900 plus dollars for a unit that we're not even living there anymore let alone living in the same state as of now. Difficult to work with from the beginning. Just to view a home was a mission. If you work during the day, they're not available evenings. They rarely answer the phone. Or text you back instead of calling. Maintenance was terrible. Receptionist was always moody, but the rest of the staff were real nice. Shadey with deposit once you move out.

4 Months back I showed interest in a 1 bedroom apartment on 13th and D filled the Application form out over the weekend. Called on a Monday letting them know I would be dropping the application off along with the $50.00 Application fee plus at least $100.00 partial of the $600 and explained housing authority would handle the remainder. Got told the Apartment I looked at was rented that same day!!! Mind you I'm on disability and I knew I was discriminated against. RIS is very lucky I didn't file a discrimination lawsuit against them. YOU GUYS KNEW I WAS ON DISABILITY shame on you.

Expect an average of a week for them to get back to you on anything regarding rent, lease, or repair. Same wait time for anything involving pests such as bats, cockroaches, and beetles. They have never emailed me back, I can only hope that my constant phone calls will reach them. Good luck with them!

I lived here for about 3 years. My appartment got up 96 in the summer and their maintenance took 2 weeks to fix my ac. Once I moved out I placed my 30 days notice on the 3rd and turned my keys in the 26th of that month so i wouldnt get charged a whole other months rent. They charged me but prorated the rent. I got 0 of my security deposit back because the majority of it went to their carpet they charged me 350 to clean the carpet they knew they were going to replace because its in our contract but they charged me an additional 200 anyways. So in total 550 dollars for the carpet when it should have

Nebraska RIS is an awesome property management company offering reasonably priced apartments in and around downtown Lincoln. We rented an apartment for our son just before the covid pandemic in 2020. The apartment was located in an historic building near downtown which was well maintained and close to everything! Everyone in the office was so easy to work with! I've had a good experience with them so far. Apartment is clean, grass is mowed and unit is sprayed monthly. Neighbors are respectful. Jennifer, my property manager, has been very prompt with responses and maintenance updates. Nebraska RIS has been fair, going as far as issuing credit towards rent due to maintenance issues in the apartment. Nebraska RIS was the first company willing to rent to me for the first time and I was given lots of information. Betsy, the admin assistant, was a great help and communicated effectively. I will update my review as time goes.

I'm moving back to Lincoln this summer and looked into RIS. I found a couple of places and attempted to contact them, during their business hours, and it took them days to respond. I tried calling and leaving a voicemail, texting, and email. THEN when I got in touch with someone, either the house I was interested in (the day they posted it to their website) was already pending an application or they said I was put on the wait list. Today for example, I got off work early because they told me the earliest they could show a home was at 10:15am. I got a text around 9:30am saying the house was pending

Nebraska RIS made me go days without A/C because their cheapest option wasn't available. My dog was not doing well in this heat and she had to spend time at my mothers house until they got to me. I called around and multiple Heating & Air Companies were willing to go out, that night.
They hired an exterminator that sprayed only in my apartment when the entire building was infested. I had to deal with COCKROACHES the entire 6 months I was here and asked multiple times to get it taken care of.
The COMMUNICATION within RIS is horrible. Not a single maintenance

I pay my rent on time every month. I pay early and am never late. When I call for maintenance requests I get met with an attitude and given so much blame. You can barely get ahold of Nebraska RIS and when you do they treat you like crap. I called the representative out on giving me attitude today and I was told I have an attitude too. I just want to live in an apartment that isn't roach infested and clean. Too much to ask for? Apparently! I was being very professional for being treated so poorly. I hate these slum Lords.

I lived in my apartment for 3 1/2 years. During that time my rent was raised twice. The last time I didn't even get thirty days notice. I wasn't sure how often the rent would continue to go up since the increases were only 18 months apart. I decided not to try and keep up with the frequent increases and moved out. I spent six weeks trying to get my deposit back. This company took nearly all my deposit with ridiculous charges. I rented through Nebraska RIS last year, and I was disappointed with both their management and their properties. Although I lived in a newer house in a nice neighborhood, I had to call maintenance multiple times for broken or malfunctioning appliances. I often had to wait days before the problem was fixed, which was especially unfortunate when my air conditioner stopped working last summer. I thoroughly cleaned my house at move-out, but Nebraska RIS kept about a third of my deposit. The withheld deposit was either not accounted for, or directly contradicted the lease. I currently rent through them and have numerous problems with them. First off I had Cockroaches in my apartment sine I moved in. I constantly catch them crawling in all the holes in my walls and cabinets. It is so bad I haven't put anything in those cabinets. I have had water damage under my sinks and I have reported it twice and nobody has come and fixed the problem. I had an air conditioner that was to big for my window almost fall out of it because it couldn't support it. I have had a bat in my apartment and according to animal control they have been out here so many times to the building

First off, the owner knows nothing about customer service. I contacted her about my heat not working properly on several occasions and she told me it was cold out and the heat will not get that high. After buying a space heater for my 1 year old and not getting the heat above 60, she finally sent someone out who indicated it was broke.
Secondly, the carpet was soaked by cat urine prior to my move in. It was missing trim in several places and coming a part from the wall. There were 3 college students who lived there prior and burnt holes in the carpet and the

Junky rental houses. Not cleaned or in any way ready for move in. Can't imagine renting from this company when they take no pride in the homes that they show. Come on guys, get some standards. If you want high quality renters who pay on time and will keep the house in good condition you need to give them a nice house to move into.

I lived in a converted house/apattment managed by Nebraska RIS for a year. I was mostly pleased overall with my experience with them. I'll start with the good: They have on-line rent pay which is very convenient. Most of the staff was friendly and easy to get along with. They were fairly responsive with getting issues fixed. My stove needed to be replaced because it stopped working and they got it done as quickly as possible. They usually always responded to any messages I left, but not until the next day. They allow pets at many of their properties and only charge 25% of 1 months rent and

My boyfriend lived at a property managed by Nebraska RIS. Besides the regular terrible things one would expect from a slumlord (roaches, disrepair, bad communication, lack of anything approaching human empathy), we also got our moving van towed from the property while we were staging our belongings to load them to leave. I posted about my experience on Facebook, and the company marked the post as abusive so Facebook would ban me from posting for 24 hours. Petty, ridiculous behavior from what should instead be a professional business. Suffice it to say that I would not recommend.

I lived in a lower-end apartment for two years. My rent was never late, I did check issuance straight from my bank for two years. I never received a call or email from them that they had any issue with my tenancy.
