If you're a homeowner or even a possible tenant looking to rent a home, DO NOT GO THROUGH GORDON PROPERTIES INC.
A personal friend of ours that we've known since 2019, owns a home, that Gordon Properties Inc manages.
On 11/7/2021 our friend showed us her property, and asked us to rent it from her. We agreed, and asked her about move in dates/what we would need to pay to move in. We were told that our move in date could be whenever we were ready, we were also told that we would need to pay first and last months rent to move in. We were told that we would need to go through Gordon Properties Inc

I've read most of the reviews and I find that people with bad reviews are part of the problem.
I've rented from Gordon for 8+ years and never had a communication problem. Most people think that putting in a maintenance request its going to get addressed right away.
That not how it works unless its a emergency. You should take the responsibility yourself to know where your disconnects and water shutoff are.
Renting from Gordon allowed me to save money and buy a house. I wouldn't have been able to buy a house renting anywhere else..

This property management group is deplorable. You can't contact anyone or get anyone to call you back. I found a property I wanted to rent but there was no application or anything to fill out. I left 3 messages, texted twice and emailed 4 times...no response! When they finally got back they said it was gone and I should have filled out an application. TERRIBLE!!! We used their services for 5+ years and there wasn’t a month that didn’t go by that they was a problem. They held our money in an account which the rent, house payment and other bills were paid out of and there was always a problem. We were paying the county for a sewer hook up bill that they had sent in which was combined with another customer of theirs and our payment went into that persons account, or they forgot to pay the bill and we were charged a late fee plus interest! Another time we wanted them to notify the tenants that we wanted to replace the deck and they put down

My entire experience with Gordon Properties has been terrible. They are a predatory company built on regulations that ensure they are making the most money off of their tenants whilst doing the very least amount of work possible in order to make a profit. They are predatory towards women and mothers as well. I was threatened when I moved in and had to contact the housing authorities in order for Gordon Properties to follow the law.
I understand that what I described above is late stage capitalism, but we have an obligation as humans sharing this planet to do just a little bit better. This company

I have close friends living in a property managed by Gordon Properties and I have witnessed absolutely appalling behavior on their part. From neglecting the property, all the way up to refusing to work with tentants who have flawless payment histories and are in no other ways problematic. It is predatory, plain and simple. Avoid if at all possible!

I rented a house from Gordon Properties for 9 years. They are strict but excellent. Every maintenance request I submitted was promptly tended to. Pay your rent on time, follow the rules, and you're fine. Always easy to get in touch with them. I would recommend them.

If I could give them less of a 1 star I would. Slum lords through and through.
Never answered maintenance requests. The property I rented 1607 NE Saratoga had horrible wall patches that left soft spots they charged me for when I left the property. Chris Gordon is a horrible landlord and will steal everything he can from his tenant's.

I read these reviews before renting from Gordon Properties and thought “oh they have a few bad reviews, but how much do we really have to deal with them anyway..” If this is also your thought, please continue. There is plenty of insight on why you should absolutely not deal with this company.
They took weeks to contact to even see a property (pre Covid-19, mind you). When we arrived the house had burnt out light bulbs and the kitchen counter was pulling up. It was not ready to show or lease. Don’t worry though, they require you to replace those broken lightbulbs when

I had the displeasure of trying to work out an issue with the owners. They are so disrespectful and condescending, don't care about the community or how their business' operations effect people. They don't respond to attempts at communication and refuse to be helpful in any way. They are clearly in it for themselves and for no other reason. Irresponsible business owners who act more like slum lords.

I rented a house in Milwaukie for just over a year. I had a pleasant experience with Rob Gordon who conveniently met me at tire shop to complete paperwork while I waited for my vehicle. During my tenancy, Gordon Properties responded immediately to a maintenance request to my satisfaction. The only negative would be that they didn't seem to check emails and didn't respond to non-maintenance related inquiries. Once I sent a text though, I got an immediate response. In my experience, management companies typically find an excuse to keep a portion of my refundable deposit. I was so impressed

We have rented from gordon properties for 4+ years. And recently moved out into our first owned home.
They are by the book. They abide by the contracts and expect the same of their tenants. They are fair, clear, reasonable and easy to work with.
Repairs have always been attended to promptly.
Notice is always given when coming to the property.
I have so much respect for this company. I found a good friend to take over my lease, because stellar landlords are few and far between.

Just finished up a 4+ year lease with Chris Gordon and Gordon Properties. They were great landlords. Repairs were done in a timely manner. They always gave notice before coming to the property.
Mostly though, the thing I respect the most is that they abide by their contracts and expect the same from tenants. If that is your expectation, renting from Gordon Properties is a walk in the park.
They were more than generous and FAST in returning our deposit. I would love to rent from them again.

We have been renting an adorable house with Gordon properties for 3 months now. We had an excellent experience from the moment I called to inquire about the property, to signing a lease, to moving in, and now residing in the property. The staff was flexible and worked with us to sign most of our paper work electronically (we moved from out of state) to make the process as seamless as possible. I highly recommend this company.

Gordon Properties managed our beautiful home in Happy Valley the past 8 years while we were living out of state. They did an excellent job! Chris was a pleasure to work with. He was very responsive, worked hard to advertise, screen and place good tenants in our home, kept us very informed about maintenance issues, fixed them promptly and sent our rental income checks on time every month. They converted to direct deposit banking a few years ago which we appreciated. They have a very good online portal that we can access at any time to view the accounting of our home and maintenance reports. All

Rob and Chris Gordon are compassionless money vultures that will do whatever they can to squeeze every red cent from you. They're also incredibly lackadaisical in regards to maintenance requests, I sent them a maintenance request about a large tree branch that fell on our garage and punched a sizeable hole in the roof; allowing rain, snow, and cold air in and it took them a month to get it repaired. Some requests they just ignored entirely. Do yourself a favor and don't rent from these people. Do a quick Google search and read the multitude of 1 star reviews these people have and believe

The most awful rental agency I have ever had the displeasure of using. We waited nearly three months for them to fix an active dripping leak in our bedroom before they fixed it. The only reason they actually ended up fixing it, in my opinion, is because I sent an email threatening legal action. It took him less than a week from that point to fix the leak. Later during our rental agreement, they did an annual inspection, but gave us a written notice when we happened to be out of town, so they came in without us knowing about it. Needless to say we moved out and we will never use this terrible company

As an owner of a property, I did not have a good experience with Gordon at all. Over charged for things at an astronomical amount: A lock replacement cost over $150 and they replaced it with a used lock that does not match the door. A Cadet heater which at cost is about $120 I was charged over $400 for. I cannot recommend this company.

If I'd given Gordon a rating soon after we moved in, it'd have been less favorable. I felt nickel-and-dimed on a lot of things. We'd never rented through a management company before, only homeowner/landlords, who treated us like people instead of dollar signs. However, we established a good relationship with our landlady over the years and communicated as much with her, if not more, as we did with Gordon's office. The communication with their office was always prompt, though. We had several issues ranging from a dead fridge to a dead thermostat (no heat) to no hot water. All

Don't be fooled by these guys! The price on the unit I rented seemed like a good deal but the minute I moved in I found that the place was falling apart! It was not cleaned very well, carpet looked like it had never been replaced, there was rust everywhere, cracks, holes and many things like the stove/oven/fridge..parts would fall off. I went out and had to buy items like new blinds, air vents..towel holders and many other small items to replace in the unit! After fixing the place up out of my own pocket..living there was not too bad..the area was nice. After 2 years I moved out..over a month

Just received a bill for $3300 for supposed expenses these people claimed to have paid in lost revenue to the owner of the property we sought to lease.
They claim that we can either pay this bill or they will take up collections efforts.
I guess some people believe their own bologna.
I hope you are put out of business and stop your ill behavior before you actually harm another unsuspecting family.

Unfortunately I must update my originally favorable review. We rented for over two years from Gordon - never missed a rent payment and were above average tenants. We've had only long-standing positive rental experiences (company and private owners) throughout the our last 15 years in PDX. We left this rental property cleaner and better than it was upon move-in. When we saw only 1/2 of our security deposit come back, we questioned the unwarranted claims and tried to directly correspond with the company to resolve the issue. An absolute nightmare. Dishonest and rude. Charged me $256 of my deposit because they weren't happy with how I spackled a small hole and the trash cans were full. Charged me over $500 for yard work when the small yard was in horrible condition to begin with. Charged me for cleaning, despite the fact that the house was 10x cleaner than when I moved in. When I moved in, I was shocked at how dirty the place was. Prior to moving out, I spent two days with hired help making sure the place was spotless, since I needed my deposit back. What I thought would be great ...was just the opposite. After meeting Rob in person at the unit that I was interested in, I remitted an application on the spot and paid cash for the fee. As this was a Friday afternoon, Rob assured me of a prompt turnaround on the application, "First thing Monday morning!". Our move is CRITICAL as it affects which high school my son will attend.

Totally agree with B.K. Gordon Properties are unethical, unfair and think that everything they say is right. My roommates and I have had quite a few problems with them. Never again. I'd stay as far away from Gordon's as possible.

I rented from Gordon Properties and found them to be wonderful and very helpful! I appreciate businesses that are honest and reliable! THANKS for being one of the 'good-guys' in this day and age!! I would definitely rent from them again!!
