We like to have a couple of hours before the client comes to the home to start our inspection process and gather some information that we can share with you. There is no substitute for actually putting your eyes on the things listed in the report and hearing the way something is talked about so you truly understand the the level of importance a deficiency has.

John did a very thorough job with the inspection of our home. Spent as much time as we needed and answered our questions to feel confident with our purchase.
Quick story: a few days after closing we called to ask him about something and mentioned how we opened the garage door on the workshop and it went up so fast one side jumped the guard so the door wouldn’t close. John offered to come and fix it and he did!
We feel we got our monies worth and more with John! Thank you John!

I recently had the pleasure of hiring John Vaden to inspect a property in East Texas that I am in the process of purchasing. He, along with his son were able to meet my time constraints. He showed up at the appropriate time 0900 and I received a thorough and complete report by early afternoon. The report contained detailed descriptions of deficiencies coupled with photographs. I have bought and sold a few houses over the years and John Vaden is the best inspector I have ever worked with. John Vaden did an inspection on our home that was for sale in Lindale TX for the buyer. John checked everything thoroughly but left the sprinklers on. John knew that we the owners were out of state and the house was empty. We now have an outrageous water bill from John leaving the sprinklers on. We notified John of his mistake but he refuses to take responsibility. Very disappointed that he lacks the integrity even after we compromised and agreed to pay our averege water bill with him making up the difference. I question his professionalism.

We are out of state and needed a qualified inspector to put together a punchlist and full inspection for our new construction purchase. The report was very easy to create a punchlist for the builder and send it along. We also were able to understand everything with the property since we were not local.
