4/20/21: I'm going to put this 1 star temporarily until it gets resolved. 6/9/21 Update: never got resolved.
Had my inspection done and was excited to get the house. However, as we go through our renovation, there were lots of things that popped up that the inspector could've discovered but didn't, even without seeing what's going on underneath, case in point, the lack of grading away from the house where water could've easily sat on both sides and front of the house. Result, lots of rotted subfloor and foundation. Tiles above the subfloor seemed new but were lifted

I had them inspect a home for me to purchase in July of 2019. They were super friendly and really seemed to know their stuff. However they missed a pretty big thing and now I am paying $500 to fix it.
I had a city inspector come out to inspect the new HVAC system I had installed. He saw the water heater and said it was not up to code and everything on it is done incorrectly. He also showed me how it didn't have the green city inspection sticker. He told me that any home inspector would have seen the lack of sticker and the out of code gas hook up. Additionally it did not have a drain hooked up

As a seller, every item they pointed out said repair or replace as needed which leaves things very open ended for both buyer's and sellers'. The majority of inspectors go a little more in depth on each item and help guide the buyer. That as well as some common sense items should have been thought of or evaluated before they wrote it. They did inspect and find things, but not much more than general. I do not recommend.

Levi is a great individual (brutally honest and very funny). He does not play around when it comes to inspections and he genuinely cares for the buyer. Had 2 inspections done in the past with a different company and completely hated it. Would definitely use this company again in a heartbeat (but hopefully not anytime soon since that would mean this current house fell through).

As a first time home buyer, we feel very confident after our inspection with Levi. He was so thorough when explaining the different aspects of the home. So I'm updating my review to 1 star. In February we ran into an issue with the roof. We found out that the inspector actually didn't do a second inspection but still signed off on it. We've had 3 different opinions from certified roofers telling us that this roof should have NEVER passed escrow unless it was extensively repaired or replaced, which neither one was done. We placed our trust in this company to do a thorough inspection and now we have to suffer the fact that we have to replace our roof out of our own pocket.

We needed a home inspection for the house we are purchasing, and we are SO happy we went with Duke's! If I could give this company 10 stars, I would. They are not only knowledgeable about all aspects of the home, but are just a group of kind hearted, wonderful people. My husband is a marine, and Duke's offers a free inspection to military personnel. This made the company very attractive obviously. However, the care that Levi (our inspector) put into this inspection, regardless of the free price tag, showed me how much pride he takes in his work. Where can I start! Simply the BEST home inspection company in California...hands down. I have worked with my share of inspectors and Miranda and Korey are a cut above. Levi was great! He gave us the lowdown on our home and every single little thing that could be done to maintain it better. My boyfriend and I are buying our first home together, and we heard that Duke's gives FREE Military Vet home inspections (they are a military owned business). They were able to meet us at the house on a day that was convenient for my boyfriend, our realtor, and me. They were waiting for us when we got there and started right away. Miranda is awesome, she explained everything she was doing and answered any questions we had as we've never bought a house before!
