Conventional loans are mortgage loans offered by non-government sponsored lenders. A conventional, or conforming, mortgage adheres to the guidelines set by Fannie Mae and Freddie Mac. Down payment requirements may be as little as 3% or as much as the borrower would like to put down. Loans with less than 20% down can have the option to have Mortgage Insurance Monthly, or Lender paid mortgage insurance.
FHA is an option that is offered to consumers that may have not-so perfect credit, or perhaps are looking to put a minimal down payment on a home. They offer a low down payment of 3.5%, and credit scores can be much lower than on other products. Seller can pay up to 6% in closing cost for buyer. This loan is insured by the Federal Housing Administration (FHA).
Veterans Administration (VA) loans were created to help veterans finance the purchase of their new homes, or the refinance of their current home. They are offered to Active Military personnel and those that have served in the past. They offer 100% financing with NO down Payment on most loan products and do not require mortgage insurance.

Our refinance with Fountain City Finance was extremely easy and smooth. Daryl, Heather and Danielle were always available and answered all questions. It was nice to support a local company as opposed to national company where your just a number, and they gave us a better rate! We only have one regret...and that is not calling FCF sooner!

The entire team made this process extremely easy and super fast! They were all very pleasant on top of that! I was amazed at how easy this entire process was. We had wanted to refinance for so long! We were worried about the process and length of time it may take so we always chose not to but I am so glad we made the choice to do this with FCF! I would love to give them 5 stars and in the beginning they were world class. But after our loan was sold... twice and there were miscommunications from the beginning, they stopped returning my calls. I spoke to Daryl in the beginning and it was easy to submit our app with him and at first we were thrilled. But then, we NEVER heard from him again... only his assistants. Then when there was an issue with our mortgage insurance, which the issue originated with the lack of communication from Fountain City Mortgage, they never returned my calls.
