After my parents passed, we purchased their house from their estate in 2014. Since we live and work in Colorado right now, we decided to rent the house until we can retire and move there. We were fortunate to connect with Smith & Associates and their associate Patty Sneed. From the beginning we felt that Patty and her company were our "feet on the ground" and that our house was in very capable hands. We had one set of renters for 5 years and we are on our 2nd set of renters for the last 3 years. They are the best for finding people who want to stay in our house and who have a care for it while

We have had the absolute pleasure of working side by side with Smith & Associates (Patty Sneed) for almost 7 years now. Our home in PCB was intended to be a home we returned to after retirement, so we needed someone to look after it while we were gone. Patty went above and beyond every.single.day while managing our property. I was NEVER surprised by something I didn't know about, or unclear on the details of a tenant moving in. She is an epic and talented manager. She knows how to get things moving and how to put the right people in the right places to get things done.

Smith and associates is the best property manager I have experienced in my 14 moves. Fixes are fast and quality. Emails are always replied to, there is a reason their inventory is so low, nobody wants to leave. If my rental owner was not selling I would stay with them for years, Smith has also been very accommodating during my current move out of their service. If I ever need property management for myself in the future they will be my first call.

We rented a new home to try to avoid the issues that may arise out of an older home. So far we've dealt with cabinet issues, plumbing issues, flooring fixes and are still dealing with a range that hasn't worked since this past February 24th. While all of this has been warranty work, I am still the one who has been put out. I've been told, by the repair service, that there is not a time resolution on the range. After three months of rent the owner could have purchased multiple ranges to replace the one we are waiting for warranty work on... I guess my ability to use the entire house doesn't matter

Smith & Associates managed our property for about four years and we were always very pleased with the service. Even though we lived out of state, we were always confident our property was well taken care of. Rene was responsive and helpful. Patty was always quick to answer my questions. Even after our property was damaged and unrentable after the hurricane, Smith & Associates was supportive and worked with us through the arduous process of getting our property repaired. We only ended our relationship because we decided to sell the property.

We rented a home through Smith for 2 years and had a great experience. We had a few issues with the house and they were always so quick to assist us and got it fixed right away. It’s true they do 2 inspections per year, but it was nothing out of the ordinary for us. She came in for a few minutes, looked around, and asked if we needed anything. We recently moved out and we got almost all of our deposit back. I see that a lot of the other reviews are different, so my advice is that if you are a good renter, they will be a good rental company!

Upon moving in, it took this company a MONTH to approve my family’s application because “they didn’t want more than one person to rent the unit”, which I find discriminatory in itself due to the fact that we exceeded the requirements of income and background checks. We then got the “go ahead” to move in, and when we went to sign the lease, we were informed that they didn’t clean the unit and we couldn’t move in. After some discussion, we were informed that we could sign the lease that

I have several rental homes in Panama City Beach that I recently turned over to the team at Smith & Associates to manage. My properties had been poorly maintained by my previous manager and were in need of several repairs. Patty, Sabrina, and Carol with Smith & Associates have done an excellent job of overseeing the necessary repairs as well as updating our contracts. It has been a breath of fresh air to work with such a professional and competent staff. I would highly recommend this firm.

We rented with Smith and associates for 2 years. They are absolutely the worst management business in Panama City! Red Flag- they inspect the property every 4 months, like you're some sort of criminal! They feel the need to do this because they know good renters can and likely will go elsewhere. Red Flag- they treat people rudely, and disrespectfully. Red Flag- they do not fix issues in a timely manner, or even at all in some cases. They are always looking for the renter to foot the bill. Red Flag- they WILL come onto your property illegally! They have No qualms
