Absolute slumlords, they left my apt go a week without hot water, and I have two very young children. They never did anything about the mold we reported in our basement, and they would never even answer my phone calls because I guess I wasn't important enough to bother with. Even Stropes was better than 309, and he was run out of his own practice for being a slumlord. Stoneburner, Lehman, really any other property management company is better. I'll never recommend 309 to anyone

I own a home in Peoria but live out of state and have had a great experience with 309 Property Management. After my recent tenant moved out the home needed a lot of updates and Mike and his team did a great job of taking care of my home as if it was their own. They provided consistent photos and updates of the progress and made great choices when it came to the updates. I am glad to have such dedicated people looking after my property and look forward to continuing to work with them for years to come.

I live a few hours away and heard from one of my friends that investing in Peoria is booming, if I could get into it. I was worried that being out of town would hinder me, but I read up on local property managers and decided to speak to 309 Property Management. They reassured me that they work with out of town investors all of the time, so I decided to take a chance. I can easily say that I am very glad I did; they're completely hands on to the point that I haven't even had to think about my property since they took over!

If you are a property owner and looking for a property management company, would recommend looking elsewhere for a property management service. In the beginning when meeting with them it seemed they were prompt and professional with the goal of working for the property owner. However, that turned out to not be the case. They favored the tenant (when the tenant was the one causing problems). They became increasingly non communicative (ie sent an email and follow up email followed by multiple text message and phone calls without a response until weeks later and still waiting on a response from email

Wow, every interaction that I've had with 309 has been very positive and a great learning experience! Their management staff is very knowledgeable about all of the various laws and temporary regulations put in place, they've saved me a lot of headache!
I can definitely see why 309 seems to be everywhere nowadays!

If there were more stars to give this company I would! From the very start of this most excellent journey I had finding this place the staff at 309 was amazing (the like dogs!). The staff member who fielded all my questions at all hours of the day was responsive, respectful, and timely (dealing with that deserves a raise). The day I moved she was there to ensure everything ran smoothly. I couldn't hit the 5 star fast enough! 10/10 recommend!

With my current lease almost up, I contacted 309 to inquire about one of their available properties. They were very responsive and answered all of my questions and concerns. I appreciated how upfront and transparent they were about how their process works, much better experience than the previous company I went through. I would highly recommend 309 to anyone looking for the types of services they offer.

I meet every qualification except for the credit score. Anyone could have an 800 credit score and not pay their rent. I don’t know why these companies will throw away a good potential tenant who has no evictions, great rental history, and makes four times the amount of rent over a number. I mean, aren’t those the things that truly matter?? Guess not.
