When I changed property managers from Associated Realty Property Management (ARPM) to KTFG it was a breadth of fresh air .
I had grown tired of ARPMs very questionable management methods.
I needed to find a company that was trustworthy, dependable and thoughtful. I wanted a property manager that cared about protecting my interests and just as importantly meeting the needs of my tenants.
Fortunately, I was was able to switch over to KTF G under the leadership of Blake Harper. If you have an opportunity to make the same change, I suggest you seriously consider it.

I agree with all the one-star reviews (did you notice that most of the five-star reviews were written on the same day?). I had very similar experience with KTFG so far. They are non-responsive, they would leave us for long periods of time with no response to emails or opened maintenance tickets and do not take action unless we threaten to escalate. They even did not run the regular maintenance expected from a management company before we moved in. Recently, the main heat was down for seven days and didn't keep the house above 65F. When we escalated the issue all the response we were getting

I've had the pleasure of working with KTFG both as a condo owner and as a home owner. They have always been prompt, thorough, and a pleasure to work with. Even had my storm gutters cleared! I've worked with the larger, bloated management companies in town and always felt like my business didn't matter to them. With KTFG, I've only ever had direct, personal service where my satisfaction was what mattered. Highly recommended.

Blake was a fantastic broker. He assisted my family in finding the perfect house on short notice. He was especially helpful as we were relocating from out of town and had limited time to look around, make an offer, and move in. He was there every step of the way. He even filled us in on local entertainment and made reccomendations for local businesses for various services we needed. Blake was professional, patient, and considerate. I would reccomend KTFG to anyone!

In 2019, I scheduled a house showing at a rental property. When I arrived, I was pleased to see a former co-worker, Blake Harper, was showing the home. As we toured, I asked Blake about he and Jen, his wife/business partner's company, KTFG Real Estate.
That first home did not work out for our newly blended family. However, Blake then followed up by showing us 3 additional properties, all of which fit our needs. We settled into our rental home in March of last year and couldn't be happier. Despite a global pandemic, Blake has been attentive to communication through signing a lease extension, repairs

I have had the pleasure of working closely with Blake Harper and KTFG since he became our property manager 4 years ago. I have interacted with him as I have been the Buildings Director and now HOA President for our 34 unit community. He has been responsive and extremely helpful and attended all our HOA meetings. He has done much of the work in our community himself. He has modernized our communications, our record keeping, and especially our finances. We are happy to consider Blake and his wife as honorary members of our neighborhood.

When I was looking to rent my property, I sought out KTFG on the advice of a friend who uses them. Even though my property was out of KTFG's service area Blake was very helpful in speaking with me about some of the things I should look for in a property management company. I took the vast majority of his advice and I'm very happy I did. If Blake is this helpful to someone who his company can't service, I am sure he does an excellent job with the clients he does manage.

Blake and KTFG is a great company to work with. They are very professional, responsive and Blake is very involved in the day to day operations and taking care of our community.

KTFG Manages the property for our condo association. Since they assumed this responsibility they have provided excellent service and great overall management. I have personally interacted several times with Blake and he has been quick to respond and is always professional. I don't think you can find a better property management company in the State College area.

Our HOA was a mess with poor record keeping, questionable practices, and no capital funds in reserve. KTFG was hired to take over and we couldn’t be happier. They are creative, professional and responsive. They quickly answer questions and respond to calls and emails - in my case, within the same day. The management site is easy to navigate. I would definitely recommend them and am happy they are taking care of our property.

Looks like I'm unable to edit my previous review, so I'll update. Wish it were possible to give less than one star. I see that KTFG attempted to deflect responsibility for their lack of professionalism and leadership in their response to my initial review. The indication of which story to believe is this: Entire Board was replaced by healthy, functioning individuals who understand community over individual interests. Community voted by large margin to settle the suit and paid our fees. New Board decided not to renew KTFG contract. That really says it all, doesn't it? Of course

This is my first experience living in an HOA. As someone who understands management and people I can say that KTFG/Blake Harper is a dedicated, committed problem-solver. He keeps clear and thorough financial documents, pays vendors on time, and generally makes people in this HOA smile.
Although before my time in State College, the stories about the previous property manager did not hit any of these high notes. Five stars doesn't mean perfect - no one is - but as far as pros and cons the 5 stars are solid. Give Blake a call. You'll be glad you did.
