We are a small, family-owned property management company close to Penn State University and Downtown State College. Since 1979, we have been renting mostly graduate-student apartments. Samuel Hawbaker formed the family-owned property management company, Park Forest Enterprises, Inc. with his father and sister, J. Alvin Hawbaker and Joan Brower. Sam served as President of Park Forest Enterprises, Inc. for over 25 years, and is now the corporate treasurer. He holds a Pennsylvania Real Estate Brokers license, and the esteemed professional Certified Property Manager (CPM) designation.
Our diverse portfolio includes many professional apartments, townhouses, single family homes, graduate apartments, parking spaces, retail spaces, and student apartments. We pride ourselves at keeping this website up to date so that you will always know what's new and what has been rented. We are happy to show you properties during our regular business hours: 9:00 AM to 5:00 PM, Monday through Friday.

All of our student apartments are right downtown State College where you can walk to campus. You can be walking distance to your classes, student activities, and the night life.

At the heart of State College is the Penn State University which transforms an otherwise quiet town into a vibrant hub of activity. I lived in Villas for multiple years and I can't say that this is true for all of their properties, but:
When I first moved in, I was told the apartment would not be ready on time and that they needed to replace some of the carpeting. I'm relieved that I had a month of overlap in apartment leases because I wouldn't have had a place to live for a few days. When I got into the apartment, it needed to be aired out because of the fresh carpeting (which wasn't a problem and I was warned about), but the carpet was poorly sized and did not stay down, despite just being installed. It curls up on the sides

My company provides carpet cleaning services to PFE, so I've gotten to know the properties well and more importantly the PFE staff. They are well organized, they take pride in their work and anytime there is an issue with an apartment, Park Forest Enterprise's is on the ball getting someone over to fix the issue right away. In all my years cleaning carpets at their properties, I've met a lot of renter's and i have never heard anybody complain. It's a pleasure to work with them.

I lived at Park Forest Villas last year, and I would definitely recommend it to anyone looking for a basic 1-2 bedroom place. I signed my lease while still living several states away and PFE accommodated my requests for pictures and info. As a graduate/professional only place, it’s generally very quiet. I did often hear my neighbors talking below me but hearing your neighbors is just part of apartment living. The rent is reasonable for the area, they allow automatic monthly withdrawals from your account, and the employees I interacted with were always pleasant. There were bleach stains on the

Excellent service. I was very impressed how quickly maintenance responded to requests. The price of rent was fair. Clean, functional living and public spaces. The only downside that upset me was that they took approximately $150 from my security deposit ONLY for cleaning a few details in the 2-room apt, even after my wife and I spent days cleaning it before moving out. Additionally, there were a couple cleaning aspects that were not done well when we moved in, such as the windowsills, air conditioner, and the porch light that was absent and they requested to put a new one when we left.

I highly recommend leasing from Park Forest Enterprises. As the first apartment I moved to as a college student, Todd made it really easy to move in, maintain the apartment, answer all questions/issues, and to move out. He was a great landlord and my roommate and I had a really great experience living in the Fromm Building over the past year. The entire staff at Park Forest Enterprises is friendly and understanding of student needs. Whenever we had issues in the apartment, they always ensured they were fixed and handled in a timely manner.

I lived in Park Forest Villas for 2 years. The apartments are affordable and in a good shape. The management are friendly and they usually take care of any concern that you might have very fast the same with repairs to the apartment usually the maintenance crew is there the same day or the next day the latest.

I've lived in the Villas for the past 2 years + and will finally move on to my next chapter of my life (graduating in December). This is a great place to live if you want to be in a quieter neighborhood. Although it's a bit further from campus, I think it's worth it due to cleaner apartments and reasonable rent. The staff at the Villas are always very friendly and polite and I will miss interacting with them on a monthly basis. Who knows, maybe I will return for graduate school here in the future.

We have had a very positive experience renting with Park Forest Enterprises. As rental companies go, PFE is professional, timely, and easy to communicate with. They respond promptly to maintenance requests and are very communicative if anyone needs to work in or on the apartment (e.g. when they had the outside door replaced). We have rented a townhouse for almost 3 years, and rent has increased by $25/month each time we renew the lease (which really adds up!). Otherwise, we don't have much to complain about.

They are the best Landlord! Friendly and prompt on maintenance requests. Most of their properties are pet friendly, yet everybody cleans up after their dogs. The Villas is a wonderful place to live. Convenient to shopping and bus services. Plenty of trees and lush lawn. It's like country living in the city. Very peaceful. All the tenants are respectful. The laundry rooms are well maintained. At the Villas you also get an additional private area for storage. After renting from PFE for over 5 years, I can't say enough about them. They are definitely a huge step above the rest!
