Hi, I'm Matt McGrath, an independent realtor specializing in affordable houses for sale in Seaside, CA. My wife Kirsten and I live in a beautiful and affordable home in sunny Seaside, and I would love to help you find your dream home in Seaside or one of the unique cities on the Monterey Peninsula to enjoy all that the Monterey Bay lifestyle has to offer!
There are many neighborhoods in Seaside for you to consider, the City of Seaside planners have 13 mapped as distinct areas, that I like to simplify into 4 main areas. In the South, the Rousch/Kimball neighborhood borders the City of Del Rey Oaks. This area runs from Del Monte Boulevard and Fremont Street up to General Jim Moore Blvd on the top of Seaside.
Tucked just inside the Monterey Bay community of Seaside, California is a small enclave of premiere and luxury homes surrounded by idyllic countryside and local gardens. Del Rey Oaks has sunny welcoming neighborhoods located southwest of Seaside. Its 1700 or so residents live in affordable condos and modest to luxury homes.
The agricultural lands between Seaside and Castroville began to be subdivided in the late 1800 and early 1900's. A community grew here after the Souther Pacific Railroad laid tracks through the land and large landowners convinced the railroad to make a "flag" stop to accommodate people coming from the Bay Area that the developers marketed lots to.

Matt recently sold an investment property for me; this is the second property he has sold for me and both times I have been extremely satisfied with the selling price and the experience of working with him. Matt is professional, highly knowledgeable, a skilled negotiator and easy to work with. He kept me informed all through the process and handled the details of the transaction in a timely and efficient manner. I couldn’t have asked for a better agent and would welcome the opportunity to use his services in the future.

Thanks to Matt's expertise, I recently bought a house that was not yet officially on the market. It is my dream and my forever home. He assisted me every step of the process, showing me multiple houses until I could narrow down my priorities. Matt was amazing during the process. His real estate and local market knowledge was essential to finding the perfect home. He also had contacts for several additional inspections and other experts. He got the price lowered due to those extra inspections.
Matt is keenly aware of the local market and can help any buyer locate, negotiate and purchase the perfect

Matt McGrath at By the Sea Properties did an amazing job selling our house in Seaside CA this year. The personal attention and priority he gave the entire transaction from start to finish was remarkable. He and his wife, Kirsten, staged the house beautifully, showcasing each room and the yard to the best advantage. Matt pitched in personally to help us with repairs, retouches, and extra paperwork that came up during the various inspections, always going the extra mile to move the process along. He was a brilliant negotiator with the buyers' agent, closing the deal in a matter of weeks above the

My wife and I used Matt as our agent to purchase a second home in Pacific Grove. I am familiar with the area but only enough to love it but not to understand the many separate and inter-related communities. On my numerous appointments with Matt he choose homes that fit what we were looking for. I had him cover a larger area than PG, he is always prepared for our day. The only reason it took me awhile to find the perfect home was the learning curve for me to understand what was really important to my wife and I. Once I defined that we made a wonderful purchase. Love the area and am thankful to Matt

Matt showed me property in area I liked. I decided what I wanted and since nothing was currently available....he kept me up to date. He contacted me the minute the right property came on the market. I was first to see new listing and I had purchased it within 6 hours of seeing it. He walked me thru every step of escrow and in just over 3 weeks I was owner of my perfect home. I would highly recommend Matt....., he was terrific!!!!!!!

Matt McGrath is the best, most conscientious, thorough and caring realtor I have ever worked with. He went above and beyond what was expected. Matt listened to our needs and wants, only showed homes that were in our price range and met our needs, reviewed and explained all documents and deadlines, brought in experts to assess potential problems with the home we finally bought, and was there for us every step of the way. Matt gets our highest recommendation.
