Everything's been said before numerous times but essentially they cut corners and expect you to pay. Avoid them if possible. From ownership down to the receptionist they are incompetent and after 4 years of living under this management company I will probably never live in an HOA managed property again. GOOOOOD RIDDANCE BARBARA!

The board had to have repeated discussions with Barbara (the Owner of CAC) about improving their service and work product. If I could give them zero stars, I would. CAC was extremely disorganized and hardly ever followed thru with what they needed to do. When these issues were brought up, they would make excuses, say "the vendor never called us back", or would even plead ignorance despite plenty

My experience with CAC management company is very positive. The company is a professional and knowledgeable support to an HOA. I am very pleased with how communication is provided to our community when it is needed. In addition having Lori working with our HOA is an added bonus, she is able to personally provides excellent knowledge on many areas relating to regular maintenance and repairs. Her insight is valuable. The quality and professionalism of CAC management has been a valued experience.

They have the worst attitude when you call them. They do not return calls. They might type a one liner e-mail and you better be satisfied with it. They do not communicate very well or at all if you ask me. However, they do bill you monthly and on time. How come they don't fall back on that? Yet on the communication that does affect how you live is a miss? They replaced my patio walls without notification. and did not install a door. Well how can I get my trash bins out with no door? Poor project management and lack of communication with property owners. Also HOA fees are ridiculously high

Horrible! I broke down in tears this morning when the service person who showed up was not here to do what I had requested but instead was here to do a job I had taken care of myself over a month ago after waiting in vain for these people to do the job they are paid for. I have been stuck with black mold in my condo for months and this management company does not care.

1. CAC fails and refuses to follow-though on many issues; i.e.: its cleaning crew's job duties - haven't swept the large carport for months at a time, haven't swept/cleaned behind 5 trash bins where homeless urinate and bathe.

CAC is always responsive, caring, and on time. It's really nice to have a company that provides a local family feel to my home. They always seem available to help soon, they're organized, and communicative. Communicative is everything to me... being clear, concise, and setting realistic expectations that end up being completed as expected. Its nice to know that when something needs fixing, its going to get done soon and its not the end of the world, with CAC.

Do yourself a favor and stay away from this company. I originally wrote a review in 2016. When Jeff Freeman (owner Barbara's son) took over the company, he sent me an email asking me to remove it as a personal favor:
" I know you haven't exactly been thrilled with CAC or the HOA. But it never hurts to ask and I need your help. It would really mean a lot to me if you could remove your yelp review. My grandpa started this company in 1972 and next year I am going to be taking over. And every negative review affects us and our ability to grow as a company. "

I've owned many condos in my life in various places from coast to coast and I have to tell you these people are attentive, amazing, caring individuals. Nicole is my representative and she is incredible, always a call away. If I send an email they respond within 10 to 15 minutes, that's service. Yes I recommend them totally!

Our association moved to CAC a few years ago. Barbara and Nicole are the most corrupt, indecent people I have ever met. First of all Nicole recommends her friend to be hired by our board as a designer. For $20,000 she picked out a paint color and did the worst job. The contractor they recommended ripped us off and didn't finish the job. We asked Barbara and Nicole to help us, they did a walk through and acknowledge the defaults, but they did nothing. They knowingly allowed the president to make all decisions without any board meetings or votes, they cut the checks and who knows what happened

CAC Management is not efficient or communicative. They are a small family-run business (mom and son) that tries to make themselves appear as a professional organization.
I recently had flooding in my unit caused by lack of maintenance by the HOA. I was told they would take responsibility for the repairs. I have tried to communicate with CAC to get the details of how my unit would be repaired. It is now 23 days since the incident and I have no more information on repairs than I did the day of the flooding.
When I called the "emergency number" on the day of flooding, I was told

Jeanee Miranda is great. She is very responsive and pleasant to work with. She used to be our onsite manager but has since moved to the CAC main office. She is still able to make sure all the issues that occur in a large complex get taken care of in a timely manner. I highly recommend her as a property manager. She makes dealing with unpleasant issues much more pleasant!

Jeanee is a welcome change to the previous CAC property manager we had and is very responsive to residents. Since she's come aboard, there have been vast improvements made throughout our complex.
She helps whenever our hot tub goes down, with other maintenance issues like when neighbors don't clean up after their pets, locks have been installed in our mail room to help prevent mail theft, and our complex parking lot/driveway has been repaved and repaired.
I've even called and spoken with CAC reception a few times and everyone I've spoken to is very nice and on the ball with
