The purpose of a Phase I ESA (Environmental Site Assessment) is to identify and assess characteristics of sites that are of environmental concern. Environmental concerns include aspects that could lead to liability in the event of ownership, that have a potential to significantly impact property value, and that could impact the present or future use of the site.
When the findings of the Phase I ESA (Environmental Site Assessment) suggest potential environmental contamination on a particular property, a Phase II Limited Subsurface Investigation is frequently recommended. The purpose of the Phase II Environmental Site Assessment is to obtain definitive evidence of contamination through sampling and testing to define contaminant concentrations and estimate remediation costs.
