Hisashi is unprofessional. He is responsive, only until he visits your property and is paid. Then, prepare to wait for your appraisal report, and to wait at least 7 days for a response if you have any questions.
His search area for comparable homes was very small which eliminated many properties that were more similar to ours (maybe this is so he has less work to do in terms of sifting out properties that are not true matches). He did not seem to be familiar with the local market, and he predicted our home would be actively for sale for up to 90 days, when in reality many homes in our zip code

I got away from writing reviews, unless I really feel compelled to share something very, very good, or very, very disappointing.
Unfortunately, Matsumoto Appraisals falls into the "very, very disappointing" category.
Background: We were seeking an appraisal for a home in Clairemont on a canyon-top view lot on a large canyon (privacy, no public trails), on a cul-de-sac, with a west-facing backyard (sunsets, natural light!). I needed a double appraisal. One before removing some acreage and one after. Sash provided Prompt replies and gave me an estimate over the phone. At the property viewing he was super friendly but took the necessary precautions to protect himself and my family from any risk of COVID 29.
