If you are going to sell your home you would be wise to invest in a professional appraisal. Professional appraisals do not cost money, they pay in the long run! Unless a homeowner studies real estate values on a day to day basis, like a professional appraiser does, it's difficult for them to get a handle on real estate values.

There are generally two options regarding the house - it can be sold and the proceeds divided, or one party can "buy out" the other. In either case, one or both parties should order an appraisal of the residence. Divorce appraisals require a well supported, professional appraisal that is defensible in court.

Much like the other 1-star reviewer here, the report we received from this appraiser was non-sensical. Outdated comps. Incomparable "comps". Inconsistent logic. We wrote an appeal letter highlighting three very fundamental mistakes she had made - not properly accounting for the planned remodel (refi was a construction loan), not using "like" nearby and/or recent comps and valuing finished interior space at a lower value than unfinished garage space. After three weeks of "working" on a re-appraisal, the value came back unchanged. Completely incompetent.

Idk what the 1 star reviewers experience was like but that's not mine. Mr Aho was professional, did his appraisal quickly and came back with a nice report. I would hire him again in the future.

If there's a zero option I'd give it that, Ms. Aho is very IRRESPONSIBLE to her appraisal/findings, a year ago she did our refi appraisal, she was late, unprofessional when she finally showed up, her appraisal was TOTALLY off, the comparisons she found was mostly irrelevant to our location, she appraised our house for 389K, a year later, a much more reputable appraisal company did a thorough search on properties in our area, it came back 450K! HUGE difference! We're doing refi again, but we had to wait a while due to Ms. Aho's incompetent report on our house, when you chose a PROFESSIONAL appraiser
