Every person who has interacted with these people are used and abused.
I had the huge misfortune of coming across Randy Stewart, this fool had me out to meet him and completely blew me off. I even confirmed with him via text and spoke to him on the phone. he made a complete fool of me, I would highly recommend to anyone that they take their business elsewhere.

I regret that I have to give even 1 star. This company will try to squeeze every penny out of property owners. They have contracts that protect THEM, not the property owners. I worked there for a year and time after time saw how little ownership invests in its employees. Totally cheap! They have a high turnover rate due to employee frustration and customer dissatisfaction. If you own a property to rent out, it is cheaper and easier to hire a real estate contract attorney to execute the lease and save you the headache of trying to figure out why your ledger never balances, why you have to

WHO WOULD WANT TO LIVE IN THIS HOLE?????I wish I could give this place a zero star. The place I live in is a dump. When I moved in there was socks, underwear and other personal items left from the last tenants. Vision Real Estate obviously took nothing out of the last tenants deposit for all the damage done. I have only been here 1 month and the oven and microwave have broke, none of the windows lock, neither does the terrace door, the dryer does not dry, and no one has been out to fix any of these things despite the fact there have been work orders in for all of them. If I could give no stars I would, I lived in an apartment managed by vision for four months and during those four months I have experienced some of the most unprofessional from any company. When me and two roommates moved in the property was trashed and took three full days to clean and remove previous tenants property. While cleaning I had to clean urine off of multiple walls of the both restrooms and my closet walls. This should have been taken care of the previous tenants of a professional cleaning company not three college age girls. We had to file numerous requests to get the door code changes

I have lived at the same residence for over 3 years and recently renewed my contract yesterday we received an no cause eviction notice in 15 days they completely terminated mine and my roommates contracts. They want to turn it into a single lease its1021w 800n btw do not move there till the ac is replaced. Not to mention we have had a maintenance request in for over 3 weeks that out a.c. pipes are freezing and we cannot use it. If it were possible to give negative stars I would. The apartment at Lanai was filthy upon moving in. Carpets hadn't been cleaned in years. We contacted Vision Real Estate who said they would send someone to clean. They never did. We complained. They told us they would deduct money from first months rent. They never did. Multiple problems with bathtub and sink drainage. They would never fix it. Just told us to try Draino. It never worked. Other roommates were using illegal drugs which the apartment stunk of constantly. We reported this to our landlord. Nothing was ever done. Finally moved

If anyone is considering renting the property that Vision manages at 167 N 100 E in American Fork, DO NOT DO IT. Two of the 3 apartments are borderline unlivable. My upstairs neighbor just moved out because her heater failed and Vision wouldn't fix it. I have had constant electrical issues for the past year, and currently have not had indoor lights for 17 days. They will only authorize shoddy and cheap work, and hope that tenants accept having deficient conditions. I would not recommend going through these guys ever. They are rude and condescending and tried to raise our rent from $500 a month to $800. As tenants, we were very dissatisfied with Joel who was our property manager and hope he learns to stop being rude and talk down to people in every conversation. If you ask him questions he is never direct in his answers and is super unhelpful. I double don't appreciate the way he talked down to my wife when I wasn't home. Coward.

I was a prospective renter and I'm very disappointed with how I was treated by Leuri Zibetti.
I have been looking for a townhouse in the Orem area and when one was listed in the area we've been looking at, I immediately filled out an application on Sunday. Since it was Sunday, I wanted to be respectful of her office hours, so I sent a text.
I received an aggressive text back demanding the weight of my dog, even though I hadn't mentioned a dog in my text. I replied politely, as it is a pet friendly rental and my dog is well within the weight limitation listed on the property listing
