Skyview Apartments I

I've never had the struggles I have with Colonial Property Management/Skyview Apartments. Generally when I need to contact them with an issue their response is "I'm not sure what else we can do." So I suggest several reasonable ways they could address my issues, which they dismiss. The first several months were much better service but lately there have been many issues.
When I first moved in, my apartment had been vacant for a month so they could make repairs and replace flooring but somehow I inherited a nasty fruit fly issue. Eventually I figured out it was due to unmaintained drains and plumbing

Critical: Professionalism, Quality, Responsiveness
If I could write a review without any stars I would. Cockroaches, broken closet, sewage backed up in the shower... the list goes on. And they don’t care at all!! We’ve told them of every problem and they didn’t do anything permanent to fix it just constant bandaids. Save your time and headache and DO NOT RENT HERE!!!!!

Horrible Horrible company.
Rude.Unprofessionsal. Watch your back with them. They will refuse late rent even if it's only by a couple of days and then take you to court. Then even if the case is thrown out will not renew your lease. Some properties have pest control problems that they do not address as well as issues with appliances. Water leaks and mold among other things they will not address. This "management " company are slumlords. Do NOT rent from them

The place is always nice. Stayed in Humbucker and Park Terrace West. The thing that annoys me the most is they ALWAYS, EVERY SINGLE time rip you off on your security deposit check. We fought for $500 the first time and now I gotta go back. They charged us for not cleaning the stove drip trays even though we spent and hour cleaning the stove and oven. I would recommend them but the hassle of the security deposit check situation is just a no from me so I can’t recommend them

Unbelievable nightmare of a property: electrical hazards, septic water flooding bathroom, flooding basement with live electrical wiring in it... and while admitting there was a great deal of work to be done... it would be deferred until after the lease, including a literal hole in the kitchen wall a contractor sawed and then left. Tried to blame the septic smell of constantly leaking wastewater on a neighbor's cat. (I mean, seriously.)
Unit is listed today on their site with misleading pictures (of a different unit), and lists the laminate plastic flood as "hardwood floors."
Maintenance people

Joani Taber is the worst and least professional property manager I've ever dealt with. Expect a heavy amount of landlord retaliation if you choose to rent from their Sun Prairie office. She enjoys taking her frustration out on ex-tenants.
They act courteous until it involves actually doing their jobs once you've signed a lease. Then they ignore you whenever they can.
I was told I'd have repairs done to my apartment on a Thursday and no one shows up. They then don't respond to email for several business days. They tell me someone went there but didn't "feel comfortable" going in with my dog there

I've always had a great experience renting from this property management company! The maintenance is really good about coming right away and they are friendly. They recently changed management and I love the new property manager. I live in the capital park neighborhood and I love the location for the price. They just gave us a new air conditioner because we were having problems with our old one a few months ago. I've never had a bug or pest problem here. All appliances work well and it was very clean upon move-in. Highly recommend!

I rent from their Capitol Park location, and it has been nothing but stellar living downtown. Super fast maintenance response, and the management has been nothing but courteous. They do cute stuff to keep the tenants happy and make it super community oriented, so that's always nice to see. Highly recommend!

If I could give this management company 0 stars, I would. For 2 years we had a gas stove/oven that smoked profusely anytime we used it. It would set off the smoke alarms in our apt, and after calling maintenance several times, they finally came to look at it. They told us "its probably fine. all of the stoves here do this."
Later in the year, our air conditioner began leaking water onto the carpet in our apt. After calling maintenance every day for 2 weeks, we called tenant resource. By the time maintenance came to fix it (there was an enormous bees nest inside of it) the carpet in our living

If I could give this property management company negative stars I would. Colonial Property Management and all their subsidiaries are terribly managed. My roommates and I rented from Randall Park Rentals, LLC and then our apartment became managed under Capitol Park Apartments all under Colonial Management. They have too many properties and not enough maintenance staff. It took them almost a year to fix the the problems in our apartment and only after I reported them to the Madison Building Inspector forcing them to do so. They found 36 code violations!
