A critical step in environmental due diligence for comercial and industrial real estate is the Phase I Environmental Site Assessment commonly rerfered to as a Phase I ESA or simply a Phase I. The purpose of a Phase I is to provide a preliminary assessment of a property's potential environmental liabilities for prospective buyer or current site owner.
A Phase I Environmental Site Assessment (ESA) is completed to evaluate the historical and current uses of a property as part of a commercial real estate negotiation. It follows the American Society of Testing and Materials (ASTM) guidelines known as the ASTM-E-1527-13 Standard for Phase I ESAs. These guidelines satisfy the due diligence process in a financial or real estate transaction.
A site investigation may be required for any number of reasons from addressing Phase I Recognized Environmental Conditions to leaking storage tanks and pipelines.
