Second, waiving some and/or all inspections. If you feel comfortable enough, you could waive any and all inspections of the property. Or if you don't wanna waive all the inspections, you could put a cap on how much inspections you're gonna ask for after you do get those inspections back. A 1031 Exchange is a financial transaction that is used to avoid paying or to defer the tax liability on a specific investment property that you are selling. How the rule works is the gain that you have on the sale of the property you are allowed to reinvest 100% of the proceeds into another property as long as that property has a equal or higher property value.
If you want to purchase a home but are not able to qualify there is the option of a "lease option to buy". A lease option to buy is when you negotiate with the seller to rent their home for a specific amount of time. In the contract you also agree to purchase the home at a set price before the time expires.

We are buying a house and using Von Mortgage as our lender. We have not been listened to by them. I told them I wanted to roll the closing costs into the mortgage and she didn't hear or listen; I'm not sure which. The lady we spoke with was a bit rude and tried to blame us. They sent us documents prematurely when we were changing the terms of the loan. They sent us the original documents when the seller had not even responded to our new offer. I'm very disappointed and do not recommend them. I am writing this review pre closing because I am so disappointed in their service

I want to say that I thoroughly enjoyed working with Pete, he was very patient with me and at one point help me by talking me down from the “ledge” when I was freaking out about the appraisal. I would suggest to anyone that doesn’t understand the refinance process to use Pete as he explained everything thoroughly and make sure that you do not have any further questions. The worst experience ever trying to refinance my home loan. There was no consistency and having to deal with someone on the east coast made it 1000 times more difficult. We were told a 30 day escrow would not be a problem. It was. 4 months later they called the bank for the first time for a payoff amount, which I had to pay. Then they came up with a list of about 20 items they needed. The next month they called for a payoff, then another list of demands. After 4 months of me having to pay for their incompetency I said forget it. Almost impossible to speak with Pete. Wants you to email everything

I've done multiple loans with Pete and he's always treated me great. His rates are fair, he's honest, and I know I can always trust him. Pete is a great person to work with. Its been a year since the refi but I wanted to give him a thumbs up. Honest and listens to what your dealing with. Stepped out and decided to try another lender in town but after of months of lies and and finding out how the other lender was un qualified even in the loan in the loan process I came to Pete. What a lying snake in the grass when it comes down to it.... Pete says he can get you in your dream house and take an app from me and gets me to the final steps to close on my home and then come down to it to say that I'm not qualified for this after all the money and time I've spent to get that far, this is something that should have been brought up at the beginning of my loan not at closing wouldn't recommend Pete to my worst enemy. DON'T DO BUSINESS WITH HIM! STAY FAR FAR AWAY! For Pete Sake just stay away!

My wife and I had a great experience working with Chastity on our home loan. She made things as easy as possible and got us a great rate. She always returned our phone calls when we had questions and I had a lot of questions. I had absolutely no idea of what to expect when I went to meet with Blair for the first time. Blair was very friendly and explained the whole process to me and got me prequalified. I am very happy to say that I was able to get my first home and the process was so smooth. I had heard horror stories about people buying their houses and I was prepared for that when I walked in. It was nothing of the sort. When I first set up the appointment I was told what documents I needed to bring. I did and Blair got me prequalified and I left pleasantly surprised, and things only got better from there.
