For many, getting a home loan can seem like a difficult process. With so many loan options to chose from, confusing industry terminology, and uncertainty about your credit score, there are many reasons why people would prefer to put it off till next week or even next month. Mortgage brokers are licensed, independent contractors associated with independent, licensed brokerage companies, who work on 100 percent commissions to connect mortgage consumers (those seeking to finance a home purchase, and those seeking to refinance their current homes) with loans from a variety of mortgage banks and lenders.
Before you make an offer on any home, your real estate agent WILL NEED a pre-qualification letter from your bank or lender. This is where we come in. No offer in today's environment is submitted without proof that you can get financing unless you are paying cash for the home. Before you begin to shop for a new home, you should set up a time to meet with me by phone or email, so that we can assess your needs and see how much you can qualify for.
Here is the information generally required to get pre-qualified for a mortgage. It's important to state that any information you send to us is 100 percent, fully secure. And I never, ever share it with anyone except by permission -- that is, if you're giving us information you want us to use to get you the best loan, we use that information to tell mortgage bankers about you and convince them to loan you money.
A large portion of the loans originated on the market today fall under the Conventional Loans category. These loans are underwritten using Fannie Mae and Freddie Mac guidelines. Conventional loans are considered "conforming" if they are $424,100 or less for a single-family home. Conforming loan limits can be higher in regions designated as "high cost".

I have done several loans with Mark Cato of North Valley Mortgage. Some home purchases and a couple of refinances. Mark is absolutely the best at explaining the process every step of the way, paying attention to detail and getting loans closed fast and professionally.
