Services
Built in 1847, this colonial Lancaster County farmhouse contains a bit of the character of each of its previous residents. Guests have the pleasure of staying inside the lower level where an early 20th century water pump fits into the rustic decor of the antique wood paneling and solid brick walls; or on the second floor accessed via a curved staircase, and containing original wooden floors and trim uniquely fashioned by craftsmen of long ago.
Deposit/ Payment: To hold a room, a $75 per night deposit is required. If your arrival date is 14 days or more in the future of the date of reservation, you may send us a personal check by mail. Reservations and deposits not made online must be made by calling 717-872-7440. Cancellation: Our small size means cancellations affect us very significantly.
The heart of PA Dutch Country, Lancaster County is filled with farms, food and fun for all ages. Traveling, retreating, recreation, shopping and so many more activities somehow seem more enjoyable in the relaxed, hospitable and family-friendly atmosphere of Pennsylvania Dutch Country. Lancaster is an hour from Philadelphia and lies between New York City and Washington, DC, a few hours to the north and south respectively.

Very Comfortable, freshly updated, comfortable accommodation in a beautiful setting. Visually 5 star. We stayed on Thanksgiving for a special evening and were told upon arrival that the restaurant and bar were closed so there was not even access to a bottle of wine. Disappointing welcome after a long drive. If they were service oriented, they would have left a Thanksgiving basket/bottle for guests in the total absence of services. They were also poorly provisioned for simple things like toothpaste. Room 5 is lovely but small (especially for eat in breakfast).

Family oriented. Kid's only $15 extra per night which you can't buy a fresh homemade breakfast for that amount. Not a high end fancy B&B. If you're looking for a budget stay with warm, friendly, accommodating host's.. this is it. Stayed in many B&B's as a couple in romantic expensive places, this is first time with a third family member. Perfect for children. Host's make you feel comfortable eliminating that intrusive feeling with B&B's. I had no hesitation to use the kitchen facilities as they welcome you to use it. The hosts Ed and Stephanie were extremely accommodating. They passionately wanted you to enjoy your stay, socializing in a comfortable and family-like manner. They had plenty of suggestions for activites to do while visiting, and always offered directions if needed. However, I wish Ed talked more about his background in Computer Science. Breakfast was wholesomely cooked from scratch every morning by Stephanie, along with freshly brewed beverages. The living quarters provided were well kept, maintained and comfortable. Just leaving Blue Rock now and we are definitely staying here for our PA visits! It was our first out of town trip with our almost-5 month old to meet the PA relatives and friends and Blue Rock is a huge part of what made the trip so easy and fun. We stayed in the lower level family suite. Full kitchen, dining area, comfy livingroom and a giant bedroom. There was even a Pack and Play for baby to sleep in so we set him up in the big closet where he snoozed like a champ. We were also able to hang out upstairs in the main house when baby was napping and friends were over - just brought the monitor

4 of us were traveling to see a Sight & Sound production. We stayed in the spacious basement and had a great time! Ed and Stephanie are so wonderful, and great hosts! Extremely knowledgeable about the area.
There are lots of books, games, and movies available. There was also a kitchen, we only used the fridge because Stephanie was such a great cook!! She uses lost of local ingredients. Highly recommend!!

Our son attends Millersville University, so my wife and I wanted to stay close by for parents and family weekend. Blue Rock B&B was ideal for us. All the rooms are spacious and inviting. We stayed in the downstairs apartment, which has a stove, refrigerator and microwave. It also has 3 separate beds, which is great for a family with more than one child.
Ed and Stephanie were raised in this area and have great recommendations on what to see and do. Downtown Lancaster is an easy sub-10 minute drive. Breakfast was wonderful, with locally sourced ingredients. We'll we back soon.

Excellent B N B ! They had clean , spacious accommodations , were very friendly to us as well as helpful and knowledgeable about the area attractions . The other people staying there all were very friendly around the breakfast table where the food made by Stephanie ( tomatoes and peaches from her garden ) was excellent . Ed and Stephanie run a great inn and it was very reasonably priced . Highly recommend !

This is the perfect B&B for your family! Our family of 4 had plenty of room in the large suite with room to spare. Everyone had there own comfy bed and it was well separated from the living area if you needed quite time. The bathroom is huge giving everyone space to get ready for the day. The toys and games that were in the room were a nice touch. The amount of food offered is plenty and there's something for everyone - eggs, sausage, pancakes (3 types), muffins, granola, fresh fruit and salsa from the garden.
