Fully remodel and update a typical New England double decker to meet the modern needs of a small family with professional parents and young children. Main unit: 4 beds. 3 baths. 2019-2020. Double and triple deckers were invented in New England in the nineteenth century to meet the housing needs of a rapidly growing population.
Renovating 3 existing daycare buildings. Accommodating the maximum number of children in the space while maintaining or exceeding building code requirements. Other important considerations included accommodating the required number of adults, and providing the necessary number of bathrooms and exits.
A large rock ledge takes up most of the site. It drops off at the entrance to the site, and also slopes steeply toward the neighbors on two sides. The irregular shape and topography of the lot also led to problems with setbacks. 3400 SF plus basement and garages. A contemporary take on New England traditional style.
A perennially leaking roof, outdated HVAC system, unsafe fire alarm system, and drab and worn out flooring. School buildings receive a lot of wear and tear, and maintaining them is an uphill battle. The client asked us to identify and propose solutions for this elementary school. 1. Completed a study to identity problems, propose solutions (involving complicated code issues), and discuss costs.
The client moved from Boston to Providence but wanted to preserve an urban lifestyle by living close to downtown amenities, public transportation, and bicycle lanes. They found and purchased a very small and irregularly-shaped lot in the heart of Providence. Fitting in everything the client wanted while meeting setback and zoning requirements was tricky.

I came to Dave with a pretty clear idea of what I wanted in a new build, and he delivered. He did a great job working through some of the tradeoffs between cost and efficiency, and his contacts in the construction industry were invaluable. Once I selected a contractor (on his recommendation), he again added a lot of value working through some cost reductions required to make the numbers work with the bank and the builder. I'm giving four stars instead of five because once we had it permitted I really had to take the reins to get the project done on time and relatively on budget, and I didn't feel

Dave created a set of plans for remodeling the top floor of my house. There were some tricky building codes and tight spaces to deal with. I had already consulted with other professionals and nobody could figure out how to make a full bathroom fit. Dave knew how to solve the puzzle right away and produced savvy plans in a timely manner within my budget. He kept lines of communication open and was always available to answer any questions that came up. I highly recommend Dave for your next project. You will not be disappointed!
