My name is Randall P. Whately, and I'm an attorney who has worked in the area of property tax appeals for 40 years, 22 of those years with what is considered to be the premier tax appeal law firm in Michigan. I now work as a sole practitioner to provide a more personalized approach to my clients. My firm proudly represents home and condominium owners as well as business owners and investors through the tedious process of property tax appeals.

Having formerly practiced for 22 years in one of Michigan's premier law firms, I offer clients the skills and experience of a big firm combined with the personalized service of a small legal setting. In February, property owners receive their annual assessment notice detailing the taxable and/or assessed value on which the tax amount they will owe for the year is based. Sometimes, the assessed amounts are fair and accurate. Other times, they are not. I've worked exclusively as a property tax attorney for over 40 years and my firm, Randall P. Whately, PLLC, has helped countless clients save time and money on their taxes.
Throughout my experiences representing golf course owners in property tax appeals over the last three years, I have yet to come across a golf course whose assessment is not significantly overstated. One common way to determine the value of a golf course is by using the cost approach. To do this, a Michigan tax assessor will determine the tax liability of a golf course by adding the land value with the cost of improvements and subtracting depreciation. However, this doesn't always give an accurate picture of a property's fair market value.
