Arrived on time and that is about the only good thing I can say about The VanEtten Company. 2 People showed up for 15 minutes didn't ask a single question and the were off as quick as they arrived. Received the appraisal about 1 week later and to my surprise our house was valued 50,000 less than the low end of zillow. WOW. This did not affect the refinance but was a real shock. So I started looking it over and these are the items they missed. 1. Fireplace, 2. 12X10 Shed, 3.House's metal roof. Those are the ones i noticed. Plus the replacement vale of our 4 car garage 25' x 44' with concrete floor

He assessed my home for 25,000.00 less the an appraisal I had done about a year before. I own a twin duplex all one story connected by a garage. He compared my home to a two story apartment house and homes 50 - 100 yrs. older than mine, no deck, no garage, no new siding, no sheds, no patio, less bedrooms. He assessed my home when I purchased it, agreeing to the value. He told me the only other home in the county like mine was right next door to me. That home sold for 196,000.00. He appraised mine at the same price I bought it for. He refused to listen to the lender regarding the discrepancies

Terrible, Terrible company. Appraised our house super low. Do not use him if you need to refinance or buy a house. When my wife asked how he came up with our appraisal price he started yelling and screaming at her and told her to get her own license and do it. He told us we were lieing about the square footage and the upgrades we had done. Then he also said he didnt have to share any info with us or tell us anything, well what about the 500$ i paid him. I think he does. so just look out for this guy.

I had Van Etten perform an Appraisal for my home and have to say what a waste of time and money. There appraisal was ridiculously under priced and did not allow me to refinance my home. Several market indicators has the value of my home much higher than Van Etten's appraisal. Glad I went thru another appraisal company, as there appraisal was inline with the township's value and market value.
