The property was great, rent fairly priced, and Eck was super friendly. Sarah is the best. When I didn't have my mail key at checkout she didn't charge me $100 replacement fee, instead she gave me 3 extra days to find and return it.
I don't know why there's so many negative reviews and I won't pretend to know what happened behind the scenes. But I can tell you that from my experience, if you do your due diligence and treat people like people, then you'll have an enjoyable experience renting.
Pro Tip: Read your lease! Then there's no surprises.

Eck RE Services manages properties and performs landlord services for property owners. I say this not to be obvious to to remind renters that they do not work for you, but for the property owners. With that in mind they have systems in place to responsibly inform, both verbally and in writing what the responsibilities are for both renters and owners (via Eck RE.) I rent from them currently and find them honest and responsive to my needs and they have performed required maintenance fairly quickly. This is not meant to be a hateful review, just a matter-of-fact account of what awaits anyone who rents one of Eck’s properties. I was their tenant for 4 years, so I had sufficient time to get acquainted with the good, the bad, and the ugly. So, here are some tips to you, future Eck tenants:
(1) THE GOOD: I rented a 3-bedroom house. Location was great, house was in very good shape for its age (it’s built in the 60s), rent was affordable. And, I should mention, they did not increase the rent throughout my stay there (more on that below).

Reading the reviews made me very nervous about renting from them. All in all it was a good experience. Biggest complaints from me - You are supposed to fill out a paper form and turn in to them any time you need maintenance work completed. It makes it appear as though you have to sign the bottom but you don't that just allows the maintenance person access to your rental if you are not home. They would accept phone calls about maintenance problems but always pushed filling out the paper form. Sometimes the maintenance would take a while to actually happen, there was a lack of letting us know what

I have rented in Lawrence as a college student and after college, and have dealt with countless property managers. I have rented the house I am in now for 12 years, and of the many property managers I have dealt with in my years as a tenant, Eck Real Estate Services is by far the best management company I have ever dealt with. They are timely in their response to maintenance requests, do not raise the rent often, and are reasonable about normal wear-and-tear on the house. I will be moving out soon, into a house I am buying, and feel like I couldn't be leaving the rental scene in Lawrence on a better

Don't fall for the fake reviews, Eck wrote them themselves to balance out the all the one star ratings. They go beyond the typical Lawrence landlord; they will find any and every way possible to gouge you for money. If you make the mistake of renting from them, be forewarned that they will stiff you on late fees and take your deposit, even if you make a good effort at cleaning the place. We left the place without any damage and only a tid bit messy because our vacuum broke down and they felt justified in charging us over a thousand dollars upon move out. Consider other land lords before Eck and
