Martens Appraisal offers a variety of products and services to suit the needs of property owners and financial institutions. Below is information about the products available. The client's needs and the complexity of the assignment will dictate the level of detail that needs to be included in the analysis and appraisal report. The Uniform Standards of Professional Appraisal Practice (USPAP) allows the appraiser to tailor the scope of work to a specific assignment.
Currently, only two report types are prescribed to meet the minimum requirements and reporting standards of USPAP: Restricted Appraisal Report and Appraisal Report.Both these report types are complete appraisals with certified values, though the level of reporting detail varies significantly.

Martens Appraisal has extensive experience appraising commercial properties for estate planning or estate tax purposes. We work closely with estate lawyers, CPAs and executors to ensure you receive the information you need. We can provide both date of death and six months post date of death valuations for large or small estate portfolios.
In addition to estimating the value of real estate, Martens Appraisal provides a variety of consulting services: Market Rental Analysis, Highest Best Use Analysis and Feasibility Studies. Over my 30 year career in local and nation commercial real estate lending I have done business with hundreds of appraisers throughout the US who have appraised multi-family, office, retail, single tenant, manufactured housing communities, self storage and medical office for loans on properties with values ranging from just a few hundred thousand dollars to more that forty million dollars. Appraisal work, just like lending, combines a lot of data and interpretation and sometimes requires a little dose of subjectivity. It's always hard to please both a borrower, who has great pride in their property

This review is of Martens Appraisal division of the Martens Companies, not the whole company or other sister companies. Their customer service is great. However, we Couldn't be more disappointed. We did not have much say when they were chosen to do the first appraisal on a previous commercial property on East Kellogg in 2015. The valuation and comps were terrible. Fast forward, year 2020, our bank selected them to do an appraisal for our new commercial property on East Kellogg again, still in the City (Wichita, Kansas) limits. The property included smaller commercial parcels with direct access
