Our clients used Davidson mortgage for their loan and in 10 years of being in Real Estate I've never seen such incompetence.
The lender failed to communicate with the Buyers and their Agent for 2 weeks, and only responded when pressed about the status of the appraisal 7 days prior to closing... They said they'd have to "order a new appraisal", even though there was never a first one ordered. The Lender then tried to deflect by saying that VA loans take 45-60 days, which is comical considering they were putting 65% down and only borrowing $100k. I know a dozen lenders who quote 30 days on VA loans

If you're doing a VA loan, Heritage Mortgage / Davidson Homes will lie to you. They consider any VA non-allowable fees (borrower CAN'T pay) that the seller pays instead, to be a seller concession that counts toward their $3000 concession for using their services. So fees I'm not allowed to pay are somehow a "concession" to me. Total BS that cost me about $900. Good thing they had me fill out their survey prior to closing, because I left them a good review. I'd fill it out completely differently now.
