Today's rigid conventional underwriting guidelines obstruct many private and commercial borrowers from obtaining the fast financing they need to complete real estate transactions in a timely manner.
Conventional loans are also known as "conforming loans." A conventional loan is an appropriate option when borrowing less than the limit set by Fannie Mae and Freddie Mac. FHA loans are insured by the Federal Housing Administration (FHA). Their advantages include down payments as low as 3.5%, affordable interest rates, and flexible qualification requirements.

Because hard money loans often are used for short-term investment financing, you may be approved for a long which does not include penalties for prepayment. Doug (CEO) and Stacy (Sr Loan Officer) demonstrate the utmost professionalism, patience, judgement, knowledge and skills like no other and they DO get the toughest Refinance Loans for Self-Employed people to the finish line!
Having said that....Refinance with Cash-out is the toughest to get in this pandemic climate and yes, it took 3 months to fully close...and guess what folks....They made it happen!
7 years ago...I was able to do a Refinance in a few days...Not now and not just anywhere

I am very pleased with the loan that Doug worked out for me. I had been wanting to refinance my home but didn't qualify. I called Doug on a whim, expecting to be turned down again, but he got me into a loan at a good rate, took cash out, without providing all the usual documentation!! The lender was a little difficult to work with but Doug professionally worked with me to get through their process, right to the end!
