Janek Property Management specializes in property management for condomimium communities throughout the region. Our commitment to outstanding service provides peace of mind to our clients. Based in Franklin, MA, Janek Property Management currently manages 28 condominium associations with approximately 1,500 units throughout the region. Our goal is to provide the highest level of customer service possible to our clients. We are able to rapidly respond to problems from unit owners and trustees and attempt to correct the issue as quickly as possible.
In keeping with our founding principle of superior customer service, we are focused on providing constant and consistent communication to our clients. At Janek Property Management, our goal is to provide the Board of Trustees with the information you need to make informed decisions for the association.
We manage all types of communities for our clients. From garden-style units in an urban setting to townhome-style units set on over 40 acres, we customize our approach as every Association requires their own property management solution. We are dedicated to providing the best possible property management solution to our clients.
We have created the Online Services section of our website so that our clients have full access to the information that is important to them. It has been created to bring convenience and accessibility to information, and management efficiency to community associations, our professional management staff, the board of directors, committees, and volunteers, and residents.

If you want a management company that is there just to collect association money, hire Janek. It is very clear their team is checked out and just there to be a pass through. Unresponsive with most calls going to voicemail. Maintenance is pathetic. Sad to see the decline in service for them that shows no source in rebounding. I've seen kids with better hustle at a lemonade stand than I do the entire Janek company.

Lack of communication (sometimes for weeks at a time). Stefanie sent our bank account information via non-secure email instead of calling us as we requested to discuss an issue with an HOA payment. No phone number provided for contact. Grounds are not well maintained despite exorbitant landscaping fees. We've only owned our townhome since April and thus far I'm extremely nervous to be saddled with this management company. Hopefully we just got off to a rough start but it's not looking good

I have lived at Copperwood for 4 years in July. Janek prides itself in their determination to turn houses here into deteriorating horror shows. . I do not understand how they get away with the lack of repair here and their desire to up condo fees because the hire the same low price and quality companies to do the work. The one star I gave them is too high a rating. I will focus on getting a search underway for a management company that cares.

I have had the pleasure of being a Janek client for three years now and while I always appreciate their services, I think they deserve recognition for how well they have been helping out tenants during the pandemic. From last March on they have been unwavering in their help and have been incredibly understanding of people's complicated and unprecedented situations. I think Janek has the worst service I have ever seen. We recently gave them the boot at Mansfield Woods due to their lack of care and effort for our property. Most of the time we just got lip service and no results. Please anyone thinking of hiring them please think twice. Just look at the reviews.

Janek is the company you want piloting your ship. Take charge attitude with the results you would expect. If professionalism is what you need for your property, don't hesitate to contact Janek. Property management isn't for everyone, a thankless business with all of the negative information out there that isn't justified. My experience with Janek Properties is very negative. We've tried to contact them on several occasions over the past few years and not once have they actually picked up the telephone. As if that weren't bad enough, they don't return calls either. The complete lack of responsiveness to tenant matters is appalling. When we finally were able to contact them, John is not only rude, but very incompetent. After having a management company that is truly rude and given to misinformation Janek is so far, is heads and shoulders above them. They are not perfect but they truly seem to care. It takes a while and a lot of back and forth in a new venture to develop a good relationship. Six months into the transition and things are settling down nicely. Their web accessible maintenance log seems to work really well, you can easily track your request. Their maintenance personnel so far seem competent. I really do not understand the poor reviews, but some of them sound like board and capital project

It is uniquely refreshing when a service provider takes to heart the learning curves that are thrown at them. Although the "gossipy" nature of the management company, the Assabet Village association, and some residents that lead to serious personal problems (purely and solely irresponsible and reproachable good old fashion ill-intended and destructive GOSSIP) did happen... Janek has taken a communication turn for the best after they had their heads handed to them in an open community forum.

Janek Properties is the absolute worst! I live in one of the condos they manage and the place has never looked so bad. The sidewalks are falling apart and there is constantly trash piling up by the dumpsters. I call them frequently to complain and no one ever picks up the phones, doesn't matter what time of day. People constantly stand in front of my window looking in while they yell up to the balcony above me, sometimes standing there for half an hour. I call to complain only to get voicemail. They don't even deserve one star. We had the above neighbors hot water heater bust and flood

Since Janek property took over The Toll House Village our complex has gone down the tubes . This complex use to be beautiful, it's falling apart and looking like the projects . Home Owners are selling left and right . Our fees are very high and the property is not maintained. John lies to homeowners . No one is ever on site but he will tell you they are . Funny, thing they need to learn we pay their salary . They favor certain owners . I have lived and owned in a few condos this is by far the worst management company ever . If you are searching for a new Management company please do your homework

The people at Janek are down right rude. Not only are they lousy property managers, they are unresponsibe and seem to not want to keep business! Replies to queries on properties are short and inaccurate, while apparently annoying to the employees. Kathy is just a complete pain in the rump to deal with.

If you think going here is a good idea, you better go play in some traffic.

The worst property management I have experience with. It is extremely unresponsive and, seemingly, unaware of the properties they manage.
For instance, two large buldings share only two washing machines, among which there is almost constantly one broken, while getting it fixed generally takes more than a week. Consequently to the poor maintenance, it is not uncommon to have no washing machine at all.
On the first cold days of winter, the hot water system broke (both heating and hot water) and it took about a week to be fixed, most of them apparently wasted by the management not realizing this might

Absolutely awful Management company. I don t think they actually keep records, as every time I call they sound confused and generally unaware of my previous complaints, or complaints from other tenants.

I have lived in one of their buildings (26 Chiswick Rd) for six months now, and already I have not had hot water three times. The emergency response time is very slow, and in one case, it took Janek Properties almost a week to restore hot water. Also, the two washers and two dryers allocated for tenants are shared between two buildings, meaning they break frequently. I have called Janek over 10
