Hawes reality has been our property manager for more than fifteen years. I own a condominium in Upland. The process of acquiring dependable tenants is a task I dreaded. The Hawes tenant selection process is very comprehensive, credit, background checks, and any other necessary information. The office staff is a major reason I have been with the Hawes team for such a long time.
Each person 18-years and over who will live at the property must complete a separate application. 2. Original signed applications must be returned to our office, along with $43 cash/money order fee; this fee is not refundable. 3. Complete every line on the application; if something does not apply to you, indicate "n/a" or put a line through it.
Proof of monthly income (before tax) of at least 2 - 3 times the rent amount, depending on property. Maximum occupancy limit of 2 people for each bedroom (e.g., 2 bedroom = 4 people maximum, 1 bedroom = 2 people maximum). Tenant criteria varies from property to property, call our office for exact criteria for the property you are interested in.

I wish I could give this company a negative rating. While I understand a management company has a responsibility to the owner, it is also important to take care of tenants that take care of your home, pay on-time, and do not cause disturbance. Moved to a new area and upon move in their was a gas leak. The gas company repaired but no remorse was received or a concern for my families safety. If they were properly inspecting the units this would not have occurred. Then the home smelled of mold. When the maintenance man was called out he stated his background which was not professional.
