Saied was punctual and always answered our calls/texts. Had the best price from all the inspectors we called...
Was going to give him only 3 stars because he missed a few details like the fact that the downstairs shower was missing a handle and wouldn't turn on. He has all the fancy gizmos but failed to catch the broken tiles on the roof or the termites in one of the rooms. Made no mention of the tree root lifting the concrete in the backyard or the water rot on the side door.
In the end, we have him the extra star for quoting the lowest price right off the bat. Some of the other guys started

I contacted Saied for an inspection and he came out to the home on time. He said it would take 2 hrs which should have alarmed me but he was quiet and went to work right away. After a bit he disappeared and I couldn't find him, I asked my agent and he was very quietly just quickly going. He comes down and asks for payment, gives his notes from the report and goes. I get a inspection report about 30 hrs later, he sends a completely different one to my agent; we return to the house and see he's missed several large cracks inside and outside the house, trip hazards, plumbing issues and etc

I needed a house inspector fast as we had a quick closing on the house we recently purchased. I got in touch with Saied and he showed up a few days later. He is a knowledgeable architect as well so he pointed out things I didn't quite notice about our house structurally. He was always prompt with a response when I first texted him and showed up to the house on time. He found a few issues with the house and recommended we have them fixed before closing. His prices were fair and reasonable - I highly recommend him!

Saied did an excellent job inspecting the home we are planning to buy. He took his time, and provided us with thorough information on what required immediate attention, and what were minor concerns. Inspections can get really confusing & overwhelming especially if you are not savvy with home ownership terminology, so I was grateful that Saied was willing to educate me on any questions I had. Reza showed up on time, with all of his high tech gadgets, was friendly and courteous. His inspection was thorough and he communicated at the end of the inspection to review his findings in a way that I could understand. He walked through with me on some questions that I had, and the cherry on the cake was....I had my full report emailed to me that very evening, with photos and clear descriptions. Terrific work by Reza as well as his staff. I would recommend him to anyone.

Reza is super cool guy. His inspections are very thorough and well documented. He offers his time at the end of an inspection to discuss the report and give considerations or explanations to things you may not understand. As a architect and a contractor, he immediately understood the original building plans in a way that another inspector did not. He helped us clear a problem created by a dishonest inspector. And he is the most pleasant person you can imagine. You will feel fortunate if he is your inspector, whether you are a buyer or seller.

USE REZA FOR YOUR INSPECTION. I have been in the real estate industry for over a decade and Coastal Home Inspections is bar none, the BEST inspection company in California.
Reza is not only a licensed inspector, but also and architect and mold inspector as well. he is very thorough and know what her is doing. Don't use anyone else, use Coastal Home Inspections. Not to be confused with Coastal Inspections in Laguna Niguel, they stink.
