Before you submit a maintenance request via email or phone, you may want to try troubleshooting the garbage disposal yourself as 99% of all disposal problems are the direct result of grinders at the bottom being caused to jam from a foreign object such as food or a metal object.

If you are not sure why the disposal will not function, it is essential to immediately turn the disposal "off" and try to clear the jam in an effort to prevent more serious problems.As you are likely aware, the dishwasher drains directly into the garbage disposal chamber and if the chamber is full of food for other foreign objects, the dishwasher will not drain properly and could potentially flood the kitchen floor.

Overall they have been a good company to work with. So far no bad tenants. They have been good mediators if there are issues, and they take good care of the property.
Room for improvement: i found their statements a little confusing come tax season.

Choosing Bell Real Estate Group to manage our properties was the best decision we've made. The new owner CJ is professional, knowledgeable, and personable. He is always on point and is on top of every arising need. Having under control and oversight with attention to detail the whole process of property management. Make no mistake.. the "new" management are the exact same people who helped Joyce Bell wreck people's homes and lives!!
This CJ and Terry who know how to put on the charm were culpable and should and maybe just as legally responsible for the things they covered up for Joyce Bell!
We thought that they weren't those kind of sales people but boy were we wrong!
Our home was left in ruins by the tenants placed in my home that were neither qualified according to their own agreement, but I was told Joyce Bell actually over rode the screening report and allowed this person and his psychotic children

Woof, these guys are bad. First, objective experience and facts: Pros: they did find me a tenant, and payments were timely. Cons: Communication is awful. Promised phone calls never come, emails are often not responded to. We had an issue where they had told us they took care of removing things from the property, only to find out after the tenants moved out that the stuff has been sitting there the whole time, and we can't get them to respond at all now that we no longer have tenants.

RUN, RUN as fast as you can away from this company. Unfortunately you have to give at least one star to write a review. Joyce is a truly incompetent property manager. We rented out our freshly renovated house for the two years while we were out of state. The annual inspection on our 3 bdrm house listed that "all 4 bedrooms are in perfect condition" - they clearly never went to the property. Per contract the yard was the tenants responsibility. I received back an over grown, weed infested front and back yard. Their initial 12 month contract was written for 13 months, which we realized

Do not do business with Joyce Bell or any of her affiliates. Joyce does not deliver on any of her promises yet is all too happy to take your money. They are supposed to do walk throughs regualarly on the properties they manage yet never do. They are a joke and will rent to anyone and not evict when appropriate.

The one star is there because I can’t do 0 star. One of the worst services I have ever received. No follow through on commitment, lack of professionalism, lack of proper documentation, walk through not even remotely completed. There was also no empathy or sympathy shown, nor my concerns addressed when I brought them up.

I have mixed feelings about bell. When I first moved to Washington we worked with a lady named Julia. She told nothing but lies and was just a fake person altogether. Luckily after she was fired we were paired with Marilee. I feel that Marilee saved the day. She is an amazing person and we also chose as our realtor and I'm so glad we did. I gave it a three star because I'm not overly impressed with Bell Properties as a company but I'm thrilled with Marilee and her hard work and commitment.

If I could give this company less than one star, I would and I will also be reporting them to the BBB. My fiancé and I are a military family who moved across the country when bell properties mislead us into what we thought would be an easy transition to Washington. Well the current tenants didn't end up moving out on time, and continued to live in the home (after a week extension of their lease) and we were left homeless. I asked Joyce, the owner of this company, what she was going to do about this problem. She told me "there's nothing I can do. I can't force them to move out
