Our office and condos are located in the heart of Helen, Georgia at 859 Edelweiss Street, only two blocks from the Helen FestHalle where German food and music can be enjoyed by everyone. From ATLANTA, GA Atlanta to Helen- 85 miles. I-85 North to Gainesville Exit 113, which is Hwy 985/365. Hwy 985 ends but 365 continues through Gainesville.
Discounts are taken off of the rates posted on our website. Discount must be requested at time of reservation. Discounts are not available during holiday periods and cannot be combined with any other offers, i.e., only one discount per stay is allowed. Free nights are based on lower rates when two or more rates apply.

Location is great, it really is perfect for just walking and not having to get into your car for every venture in Helen. Kitchen is not stocked as it states. You will have to bring everything you will need, salt, pepper, coffee filters. Our room #11 reaked of cigarette smoke, not sure if from previous renter, or from housekeeping smoking as they clean, it was rather strong and took a day for it to air out. Beds were ok, room was fairly clean, we did find a few German roaches as well. Carpet seemed questionable and dirty.

Cabin #46 -- The cabin was clean and the stay was decent. The problem was the mattress. The mattress was so poor, I woke up hurting every single morning. I slept on coils. My husband kept rolling towards the middle. I cannot believe anyone would expect a person to sleep on that kind of mattress. I would not even allow my dog to sleep on something that poor. Most of the reviews were positive. I suppose they did not sleep on that mattress.

We stayed in Rivers Edge 103.
So let me start with the good points...
1) Location is great. Within walking distance of everything.
2) Nice to be near the river.
And that's about it. Now now to the bad.
1) So unbelievable loud. You will get no sleep or privacy.
2) No private deck area. All guests seem to think they can use the area right outside your sliding glass door. Smoking & noise was a huge problem. It was very disappointing at midnight.
3) Condo needs a total remodel. Very, very dated.
4) The floor in the bedroom is in need of replacing, you also feel like at any moment you will fall

We stayed in barbarian brook condo #15. We specifically wanted a full kitchen and two bedrooms. Access to a pool, plus within walking distance to a park for our little kids were perks. 5 stars.
I can't say we enjoyed our stay, though. There were ants EVERYWHERE. Even when we checked in and it had been cleaned from the guests before us. The dishwasher didn't work (they did offer to fix while we were there, but we declined. Hopefully it works now.) The fully furnished kitchen had 1 bowl, 4 plates, and plenty of wine glasses. We had to buy bowls for breakfast cereal, and one night we cooked eggs

Over all, the wife and I were satisfied and we would stay here again. However, light bulbs were out in the rooms, the window sill had dead bugs, and the WiFi NEVER worked. It actually didn’t even pull up under networks. It was close to everything and we walked mostly everywhere with our two kids. We did run into an issue with our dogs barking (they ARE dogs, and it IS a pet friendly place), but it was only the older one who didn’t like being left. Only ONE couple complained because we asked around after we got a note taped to the door. The couple who complained changed their story several times
