A PHASE I ENVIRONMENTAL SITE ASSESSMENT (ESA) is a qualitative assessment intended to help owners of property satisfy one of the requirements to qualify for CERCLA's innocent landowner defense. Since the mid-1980s, it has also been incorporated into the environmental policies of most lending organizations as a requirement of any loan application involving a parcel of commercial real estate.
This includes identifying what types of contamination are on the site, where they are located and in what amounts. Soil and groundwater contamination levels, as well as soil vapor contamination levels are addressed. This information is used to identify any risk to human or ecological receptors by comparing the contamination levels to risk based target values.
REALESTATE DEALS DONT NEED TO BE BROKEN If the home you are purchasing has mold, DON'T PANIC. Excessive mold growth can be removed and the house repaired to original conditions. If there is mold growth, the first step to cleaning the mold is to fix the water problem. If you clean the mold and don't fix the water problem, the mold growth will come back.
Lead Paint remains in approximately 74 percent of all housing built before 1978. It was commonly added to house paint until 1978 when the Consumer Product Safety Commission restricted the amount of lead added to household paint. The chipping, peeling or chalking of lead paint is a common source of lead dust.
An asbestos inspection is used to assess and quantify the presence of asbestos containing building materials in a building. Asbestos is a naturally occurring mineral fiber that has been used commonly in a variety of building construction materials for insulation and as a fire-retardant. EPA have banned several asbestos products.

I have worked with John Cable at Triangle Environmental many times the past 10 years. He is knowledgeable, trustwothy and prompt in the delivery of his services.
But more than that, he is a Master at taking complex subjects like mold and indoor Environmental issues and explaining them to just about anybody in a fashion that they can easily understand and be confident with.
I would give 10 stars if allowed. The best of the best!
