This little park really surprised us how nice and quiet it was! Some spots don't have shade, but we were lucky enough to be covered.
There's a newly renovated pool!
Ladies in the office are pretty down-to-earth, but they're only there from about 10am to 5pm Monday thru Friday, so if you need to speak to someone, you either call or go during the workweek.
The payment for a monthly spot was reasonable. The spots are back-in, not pull through.
Most people are long-term tenants.
Only heard "loud" music one night out of about 2.5 months, but it was over by 10pm, which worked for us.

We lived here for 6 months. The good: the place was very shaded and really has the potential to be a jewel. The bad: Nasty feral cats everywhere that stink. Residents that feed (and protect) them and make them flourish. People don't obey the rules about having their animals on leashes, and party loudly until all hours of the night. Management doesn't seem too concerned about it. They do seem to be trying to clean it up and make it better, but very slowly. All in all, a good place to hang out for awhile. Very few amenities. I would love to see it made into what it could be.

Apathetic management; be aware of what you are getting into if you reserve a spot. Photos are attached.
There is no WiFi - expect to either use up all your mobile hotspot data, and then some, or pay for internet which means adding another $60 to your fees IF you can get spectrum to do a hook up on short notice. I should say there could be WiFi - if the manager would just reset the router but she won't (see photos), I asked her about every third day for a month to just reset the router and offered to do it myself but for some reason she wouldn't ever do it or respond to any emails. This cost me

If you like being talked down to while attempting to discuss your concerns with the office personal, than this is the spot. Also, good luck discussing anything with the gentleman who owns this place.... He apparently wants nothing to do with anyone he is renting too. Office staff tells other tenants your personal business, and be especially careful if you happen to end up on any of there bad sides.

It's a great little place to stay in Denton. It's in the heart of the city, very close to I35, it quiet and clean and the residence are nice. It's a simple place, not many frills but the spaces are level, 50 amp, water/sewer all works and they have a small pool and small laundry facility. Overall so much better than I expected and the staff was very helpful and friendly. Will stay again. Pics attached are in the dead of winter in January during the rain, in summer so many trees I am sure it's very green and nice. We have a 42ft 5th wheel and it was easy to park, always a plus!

Nice RV "Place" in the heart of Denton TX. Is mostly full timers, or monthly renters here for work from what I see, but don't let that scare ya away as they have spots reserved for the "day or few" campers like me. Large spaces that are level! and have both 30A and 50A on them along with full water and sewer connections. Beautiful mature shade trees abound on this property provided for a surprisingly cool breeze on a hot Texan mid-July day.

We do not live here. Our friends do and have for over a year. We visit them and have been diffrent times of the day and year. The park is always clean the people there are very nice and it is a wonderful community. The pool is very nice and plenty of space to walk your dog. My friends love living there and have no issues. They have never said anything but nice things about the park itself, the staff and the residents. If it was close to our jobs we would have already tried to live there.

This used to be a nice affordable park. Not sure what happened but they've developed delusions of grandeur. Now they will not allow rvs older than 10 years to stay there and they may thinks it makes them a more upscale place. But it is still run down and dirty. Just get a dank feel on the property. The management doesn't have their stuff together and they double book with no apologies. I won't be staying there again! But if you have a brand new expensive rig they will welcome you with open arms and a hefty bill. Have fun trying to maneuver your expensive rig into a spot. Many are an uphill back

The owners are nice people in the park is well shaded. There is a pool but it is usually pretty dirty. All they need to fix that though is a net we could use to scoop leaves and such. Only to washing machines and dryers so there is usually a Battle For space in the laundry room. The prices on the high side I think but it is conveniently located to Denton so overall I like this park.
