The foundation of a building is undoubtedly its most vital part. Uneven floors, cracks in stucco/drywall and cracks in concrete foundation walls may be an indication of serious ongoing settlement of a building. Our many years of experience spent in developing various underpinning techniques has helped our clients with cost effective remedial solutions.
Ramin did the structural engineering for my 50 unit building soft-story retrofit in West Los Angeles. Since we completed the project before the City of Los Angeles implemented the soft-story retrofit requirement, I contacted Ramin for help with the city in getting my certificate of completion.
Ramin contacted the Chief of the soft-story retrofit unit and I just received an email that our project is in compliance with the current requirements and that the certificate will arrive within two weeks.Ramin's work was responsible for us getting approval even though the project pre-dated the law and the issuance of the current requirements.

Anytime I have any structural questions Ramin is the first person I call. He was referred to me by our broker and she uses him for all her many clients! He helped us with a plan for a soft story seismic retrofit and balcony retrofits. He's the best in his field and more importantly, patient, kind and thinks out of the box to help his clients meet their goals!

Finding a Structural Engineer that goes the extra mile for his or her client is rare in this profession. All to often, you find Engineers that do not have the field experience to draft properly scoped plans based on real world scenarios. Anyone who works in construction knows that unforeseen circumstances are more common than not, and it is crucial that you have an Engineer that has the experience to make field changes quickly, efficiently and with minimal impact to labor and material costs. I needed Ramin's assistance with our hillside home June 2015 in Sierra Madre because the city passed a demolition moratorium, which prevented me from submitting plans to build small 1 bedroom home. The only way to obtain a demo permit was to get written approval from the city engineer or building official based on the home's safety. I had contacted a local engineer near my area, who I will not name, and explained my situation, but he declined to assist me to my shock. However, Ramin was much more helpful.
