Emily from the management office in the west tower here is completely unprofessional. They kept fining us for noise complaints we did not commit and even woke us up at 3am on a weeknight! Besides management’s incompetence, the walls in the building are paper thin, and the property values here are about to tank due to construction of a newer high-rise building across the street which will block all units river / ocean views. Avoid this place.

Administration is very unreasonable...if you ever need the slightest flexibility on an issue like holding a package...forget it...they don't care about the residents. Building has insect problem...I have never seen so many silverfish in my life...they seem to invade units from the hallways. Parking ramp is a mess and takes forever to get in and out of. Do not live here....there are much better buildings in the area for the money.

I would highly suggest not moving to this building. The management is terrible and do everything in their power to not service you. They do not answer emails and are just there to make your life harder. Move in and move out requires you to put a deposit and pay to use the elevator. They will require this from you if you move a chair. Management does not have the ability to help you unless it's explicitly stated and they will use the response "it's our board". No matter what situation if your air is broken or dishwasher needs repair, your sink is flooding they will make sure

Horrible management. They have taken over a month to fix a simple touch up job after they caused the damage. They don't respond to emails - you have to chase them to get service. If you live here pray you don't have any issues with the building because it will take months to get taken care of
Also if you do have the building do work in your unit make sure you are there watching because I had a watch the day before they came in to do work and then mysteriously the next day the watch was missing. Went to management about the issue and they told me it is not their problem.

I would not suggest renting in this building. The services are way behind the buildings in the area. The management / building are incredibly slow at fixing facilities examples such as ac not working for 6 months in the corridors still exist. When challenged timescales are not given and excuses made. I would suggest that there are potential special assessment coming and or increases in maintenance.

Positive: Professionalism, Responsiveness
John, the West Tower Guard, is one of the best employees I have seen here in the last 2 years. Always welcoming every morning with a smile on his face that radiates through his face mask. Will always help you out if you need it and keeps the gym held down every morning. He is the man.

I love it here... Love my apt. Love the building. Love the location. All the surrounding construction of condos is complete so my view in the West tower is stunning. High floor, facing south with no buildings obstructing the open atrium of the city and bay view to the left. Also, there is no longer a move-out elevator fee which other people complained abouton Yelp, I made sure upon move-in 2 years ago. My only complaint is the elevator service. There are 4 elevators but they're forever in need of some repair which is annoying but I deal with it even though I'm phobic of them. Association

I'm writing this review after moving out last week and living at 500 for 4 years. My husband lived in the same unit for 10 years so we both hold many wonderful memories at 500 Brickell. We just moved out because we have baby #2 on the way and decided it was time to move to a House simply for the convenience of having a yard, and unloading a double stroller. If it wasn't because we were having another baby we would of probably stayed living here.
Someone posted here about the Chinese Drywall. I believe all of the units that had this problem were completely redone at least the one we

WORST PLACE EVER!!!
The administration is very, extremely irresponsible!!! I'm talking about Aby Leon. My motorcycle was STOLEN INSIDE the garage building. I request the copy of all videos (because in that time they use to have cameras' in the garage), to administration and also requested copy of everyone that enter and left the building using the garage(Yes they have key FOBS). She said that need it to send the request to the security company in order to retrieve the video tapes and she didn't know how much time will take. Couples of days later I go for the videos and the other

I've lived here about a year now and overall I am OK with my unit and the overall building. I'm currently trying to evaluate if a raise in my rent would be worth what I am getting so I thought I would share some of the pro's / con's. Again, I like it here and would stay if the person I am renting from doesn't raise the price incredibly which I hear from other tenants is starting to happen.
There are some very valid and true points that people have made here. Some a bit exaggerated - but could dependent on which tower or floor you are own.
Sound - true but over exaggerated

I've been living in this building since 2009 and even if things at the beginning seemed to be good now we can't wait for our lease to expire and leave this place! At first, when the housing market was down the management was accommodating and nice, but since the market started with a little recovery in Miami and the prices of units could go up a bit, they displayed a completely new attitude and they are now bossing everybody around. Everyday they come up with some new rules stating that it is THEIR property, until you need them to take care of a car that is parked ILLEGALLY in you parking

Awesome building. Apartments are quiet and the walls are not cracking as some reviewers posted. The building is pretty quiet and although there are plenty of cool people living there.
Great gym. Free weights, cables, cardio + treads, steam room, dry sauna, jacuzzi.
Nice pools. there are 2, 11th floor big one and 42nd floor smaller one.
Good security, you need your key fob to get around the building and security walks around the area all the time.

Renting the apt I live in was the biggest mistake. The garages are tight and ridiculously dangerous you need to be able to be able to see the oncoming traffic through the mirror, plus the fact that it's about 10 mins to get to the parking spot. They made it really unconvient with the fobs allowing one tenant of the apt fobs to access into the garage which is annoying because my husband and I share the car so we always have to make sure to grab the correct key.
The management is as useful as the stranger in the street. They don't do any management except for the "building"

****My friends live here, I don't but I visit all the time****
Location Location. That's what makes this building---you're about a block away from Tobacco RD and three from the Mary Brickell village, that's it! Plus this building is located off the main blvd, so you don't have to deal with all that traffic from late night partyers. You're also far enough that you don't hear the music (now mind you my friends live on a high floor and in a corner unit).
Gym: Decent, nothing to write home about. I think they have two treadmills, free weights and a few machines

I've lived here since Oct 2009, and although the building is beautiful, that's about where the good things stop.
For starters, the management company is terrible. Most of them couldn't care less that your maintenance fees pay their salary. They are rude, unhelpful, and hire the laziest front desk employees, with the exception of a few. The rules are also ridiculous. None of the amenities aside from the main pool and gym are open on evenings and weekends. There is a tenant on the 42nd floor who seems to think the public pool that we pay to maintain belongs to him, and thus it is

A friend of mine lives here. I visit a lot!
The building is beautiful. The front desk and valet staff are always really nice. The building is clean, and the design/decor is modern and sleek. It is conveniently located to shops and restaurants (including a new pizza place that opened up downstairs), and it's near a metromover station. The main pool and rooftop infinity pool are awesome, and the views are incredible. The furniture out by the pool is SO uncomfortable though. Some of the loungers by the pool are hard and it's not something I'd want to lay on for an extended period

I have lived here for over two years (I think we were literally the fist to move in). We have had a very positive experience with this building.
The AMENITIES are amazing and always very clean. The pools are great for relaxing and catching some rays. We have had lots of fun hosting parties in the various spaces available to reserve for such. When we first moved in we used to spend almost every night in the Theater watching our favorite movies and TV shows. The gym is great and has everything covered including free-weights.
The LOCATION couldn't be better. You are close to HWY 95 (two
