Pre-qualification starts the loan process. Once a lender has gathered information about a borrower's income and debts, a determination can be made as to how much the borrower can pay for a house. Since different loan programs can cause different valuations a borrower should get pre-qualified for each loan type the borrower may qualify for.
The pre-approval process is much more complete than pre-qualification. For pre-qualification, the loan officer asks you a few questions and provides you with a pre-qual letter. Pre-approval includes all the steps of a full approval, except for the appraisal and title search. Pre-approval can put you in a better negotiating position, much like a cash buyer.

A mutual friend recommended Mortage Options of Texas and I recently refinanced my house with help from John and Nicole. They really are profesional and easy to work with. Without John and Nicole, the process would've been much more stressful. The builder was giving us a hard time, but through this process, they worked our loan as if it were their own. Through the process, we were stress free and closed our loan with no issues! Their candor was what we needed to end strong!
